The next Help To Buy scheme does not have an equity loan, just a Govt guarantee to encourage lenders to offer more 90%+ mortgages.I am a mortgage broker. I think it really depends on the developer about there incentives I believe david Wilson falls under the barratt homes umbrella who in my experience you wouldn't even get a cup of tea as a incentive out of them
but i'm sure there are others on this forum who have found them easier to deal with0 -
They can offer incentives on the HTB scheme, only most lenders will allow a maximum of 5% of the purchase price worth of incentives.
We got stamp duty paid and flooring throughout on a Barratt's new build a few days ago and we're using HTB, turfing was already included. We've been accepted for the scheme, just waiting for the paperwork to be pushed through now so we can proceed to the next stage of our mortgage application...
The problem is at the moment developers don't feel the need to offer incentives as the market is picking up. I was just quite frank with the sales woman, told her we wanted something or we'd walk to the developer across the road. She didn't have to know we'd already been to them and didn't like the houses :P
P.S. We even got 2 cups of coffee, so we must be special ^^0
