Took 4 months to exchange - buyer now wants a 2nd viewing!!!!

I would imagine the buyers are really excited to be moving and just want to remind themselves of the house because it will have been several weeks since they last saw it.

I actually asked you the reason for not allowing post-exchange visits by these workmen in the other thread, but i don;'t think you answered.
Do you have a specific reason apart from they will be using up some of your time? It just doesn't seem particularly neighbourly or considerate.
Presumably the thin end of the wedge argument could be entirely negated by allocating one slot of time before completion for the visit?
In this instance I do think that Money could be a little more reasonable in allowing her buyer's tradesman/men access.......sorry Money
You have four weeks (approx) between your exchange and completion dates I believe, which seems more than adequate to do all the prep required even for a long distance move, although I realise you don't have the advantage (or disadvantage, lol, as my DH was pretty useless on our last-but-one long distance move, being away at work at the time) of a partner to assist you......unless of course you have an absolutely ginormous house to pack up!
When we were doing said (first) long distance move (150 miles approx) we were emptying a 3000+ sq ft house spread over several floors and with every room literally crammed full of stuff - to give an example, we had eleven sofas dotted throughout the place :eek: We also had boxes full of stock related to our business, plus pictures in the hundreds to take down and pack.....we did our own packing and one week between exchange & completion btw.
Our buyers requested that a tradesman visit just after exchange to check out the viability of putting an aga in the kitchen, and whilst the house was in no fit state (and nor were we, lol!) we readily agreed......it seemed like common courtesy to allow someone who was spending in excess of half a million to have their workman round

We went for a visit between exchange and completion. Our vendor was very helpful -
- showed us where the heating controls were
- demo of how to light the gas fire
- she kindly offered to leave all the roller blinds as they wouldn't fit anywhere else - which made moving in much easier!0 -
We are hoping to exchange at the end of this week so have asked our vendor if we can have a second viewing before exchange to measure up & just check for major things, like hoping the roof is still there! Like your buyers OP, we've only had one viewing up to this point, and it's been nearly 3 months since our offer was accepted, so we just want to remind ourselves of the space, measure up for curtains, and measure the space for white goods so we can order them prior to moving in. I'm sure there is nothing sinister and they will look past the moving chaos!
Just to add that we're currently being refused access for our viewing request too. Our vendor at first said no, as there were boxes everywhere (I couldn't care less. I want to measure up. I don't expect it to be a showhome!) and she is now saying that she is 'too stressed'. We are actually really concerned that we've been refused access and are threatening to pull out. (What on earth are they hiding?!!) After all, we are parting with our life savings, so before I say goodbye to that and sign my soul away for £200k, I'd hope that 15mins of their time while I wander around with a tape measure is not asking the earth!0 -

In terms of pulling out and making serious trouble, nothing at all.
I was thinking more in terms of making a fuss about nothing which you don't need when you're trying to pack. Everyone's talking about how excited the buyers will be to see the house semi-packed. IME it's just as likely that they'll suddenly notice every tiny flaw, be freaked out that the OP seems to be redecorating, and there'll be a bit of drama.
I agree that it would almost certainly be absolutely fine. It's just that I once had a bad experience with a stressy FTB that's colouring my judgement!0 -

Exactly.
You can be 99% certain they are not hiding anything and perhaps are just a little 'eccentric' - but this kind of behaviour is going to actually increase stress levels unnecessarily...0 -

They probably are just going to measure up.
We've had quite a few threads on similar subjects over the summer and I must say i find it difficult to understand the 'inconvenience' factor of a buyer requesting multiple viewings (a second viewing in this case!). They are just about to give hundreds of thousands of pounds in this transaction - just let them look around the place! (at a time of your own convenience, of course)
:T totally agree, I would presume OP are not buying another property,
how inconsiderate of OP , after all that time to exchange the buyers have most likely forgotten what the house looks like ,

please don't anyone misunderstand my original post. I have absolute NO problem with a 2nd, 3rd or 4th viewing even....I was only concerned that the house wont be looking as showroom condition as it did when they first saw it.
For example, I've sold my fish tank so have been paining the wall (couldn't reach behind it before).
Husband took TV off wall in kitchen and replastered. I'm now painting here.
Table and chairs have been moved to accommodate boxes
and various other boxes have been put in rooms
As you say, nothing can happen but it's just looking a bit unkept at the moment. I will do what I can do, just didn't want them getting disappointed.
Only yesterday I took all the hanging baskets down

yes I understand your frustration. It does seem mean to refuse you a viewing.
I understand better now that it could be to measure up for white goods/furniture etc.0
