I think the paintwork on the render will last for about two to three years then you will have to repaint which judging by how much painters charge will not be cheap
Well that's different to the Bewley ones I've seen with render when they were being built - the whole facade was traditional brickwork before finishing. Of course the OP should be concerned.
That's why I was confused.0 -

cost saving I guess it's cheaper to put the render onto breeze block rather than brick work and then render0 -

Oh ok. I think also its because BB's are thermally superior as well as a cheaper build method.0 -
There will be some long term maintenance expense compared with brick, but the value of the house is unlikely to be impacted, nor will it make extension harder.
I suggest you look at all the paperwork you have very carefully to see what that says, especially whether there are any get out clauses relating to specific finishes. If you are seeing your solicitor anyway, get them to do this. Then you will know where you stand.0 -
The planning application for the development should specify the external style for each house individually. Browse it on the council website, along with any later amendments, and see what that says ...0

Not to the extent of the materials used. It might only say "externally rendered", and not the type of blockwork used.0 -
I am buying a rendered new build also. There is no differences in costs. I went with render over a brick house up at the same price. Looks better. Same epc given. They build it breeze block then put a coloured flexible render that won't crack on top. So it won't need a re paint. Maybe 20 years down the line it may need new render, but its only the same as pointing your brickwork. Stop worrying.0

Worth checking though ...makeyourdaddyproud wrote: »Not to the extent of the materials used. It might only say "externally rendered", and not the type of blockwork used.
The planning documents for the site I am purchasing on includes a detailed spreadsheet describing the following details for every plot on the site:
1. Brickwork (make, model)
2. Render
3. Roof tile (make, model)
4. Garage brick & roof tile
5. Details to windows
6. Dormer
7. Entrance canopy
8. Dummy chimney
9. Plot specific windows
10. Plot specific patio/french doors
That said, having viewed planning documents for numerous development sites we were initially interested in there were a few which did not have any such information.
So, no harm in checking ... the OP may get lucky.0 -
Thanks everyone for the advice.
Have received an email from Taylor Wimpey thanking me for bringing this error in te construction to their attention and acknowledging it should have been brick. Really surprised to get this! I expected denial as it would be easier.
We have been promised an update on Wednesday on how they will proceed through to completion. As you can imagine this doesn't fill us with confidence on the build of the home but at least it is an acknowledgement that we are right.
I can't imagine it will have the block walls replaced with brick but we will see as it is mine plus one other house on our row of terraced properties.
Thanks again for the messages.0 -
If the planning approval is for brick, it will be brick.
If the planning approval is for render, it will be render.
So you need to check with TW whether their admission (of error) is based on the planning approval or based on what is written on the reservation checklist (which could just be an inadvertent mistake by the sales rep.).0
