I was faced with a similar situation earlier this year, and it was very stressful!!
My OH and I needed to move house (old house weird layout which wasn't good with a baby) and found an amazing house in the country. Everything we dreamed of. We had entered into a DRO in January and were totally upfront about it whilst looking at the house. The circumstances surrounding the financial crisis was complicated but we explained it anyway. The agent said we would need a guarantor at which point we terminated the viewing and said that wasn't possible. We left, a little despondent but not surprised, and faced up to the fact that we would have to put our plans on hold and deal with the layout of the house differently.
The next day the agent phoned my OH and said he had spoken the the owner and they would be happy to proceed with the checks and not need a guarantor as we had been honest and upfront about the DRO. So in I trundle with £320 for the fees and was advised to hand in our notice at our old agent. This was done that day.
9 days later I get a call from the referencing agency who informs me that we WILL require a guarantor. I was livid and told her that we were told that we wouldn't need a guarantor which is the ONLY reason I had parted with so much money. She said the agent had no business telling me that and I could pay 6 months rent up front if we still wanted the house. I asked her if there was something else that had shown up (knowing full well not as ALL debts were named on the DRO) and she said no, just what we had told them. I had less than 3 weeks left on our notice and I had a 3 bedroom'd house packed up!!! Thank god our agent loved us! They bent over backwards to find a house that suited our needs, we have been with them for years and know us very well.
Sorry, this probably didn't help much but it felt good to share my experience with this kind of thing
Oh and I got my referencing fees back as I said I had paid them under false pretenses and would be pursuing the small claims court route if they refused (obviously I was bluffing, I wouldn't know where to start!!!!)0 -

well father in law has said if we need a guarantor he will do it, he is on 34k with a good credit history and only a mortgage to pay no finance etc so hopefully that and everything else will be enough0

4.5 years of on time rent, combined salary of 50k, willing homeowner guarantor on 34k, do you think that woudl be enough guys?0

Not for me in all honesty, but it depends on what the rental market it like there. Why dont you ask the landlord?0 -
checks not done yet as estate agent was being oddly helpful, held off asking for fee etc until they could confirm landlord was ok with the ccjs. the landlord says they are ok about it so homelet check goes in tomorrow morning. what other checks will homelet do?0

homelet checks came back today, not satisfactory was the outcome. BUT, this was entirely due to ccj. employer references fine, current landlord says the reference he gave was glowing as much as he doesn't want to lose us, so prospective landlord, he say yes!! thank god for common sense. I genuinely thought we wouldn't get the house, relieved is not the word0
