A CCJ record IS publically available information though!
You mention paying one of them through attachment of earnings - are either of them settled in full?
In which case you can apply to the court for a Certificate of Satifaction which may helop you.
How old are the CCJs? They should drop off six years after settlement.0 -
the ccjs are form this year (low one) and 2011. thats what i meant though, do they only search publically available info such as ccjs? or do they do a proper credit check such as what is done by a card provider or loan etc?0

i asusme they are ccjs anyway, as they show on the public records ino on my experian page0

My ex husband failed a credit check with homelet a few years ago, due to 2 CCJs. However, the final decision was left to the landlord, who agreed to let to us anyway.
I think as long as you're honest and declare them, the landlord will make the final decision but if you try and hide it and then fail the check, he will obviously doubt your honesty.
Why not give him a call and speak to him about it?0 -
i odnt have their number unfortunately. i discussed everything with the landlord except finances as i thought this was an issue between us and the estate agent. wish id discussed it with the landlord on the vieiwng now though. they seemed genuinely very nice people and genuine so hopefully they will take the view that we are worth the risk. we have never not paid our rent in 4.5 years of renting so i think on that basis we have demonstrated we are reliable. even if we fail the homelet check could that still go through on that basis?0

Its not really about them being nice though, your credit history demonstrates you are unreliable. I would be upfront to the agent and offer to pay 6 months in advance if you can.
Please dont tell them that you just didnt notice that you got 2 CCJs as that sounds terrible.0 -

your post in Oct 2010 would make this very likely:

i would say - speak to the landlord directly and explain. i know a couple with a truly horrific credit history who have just taken tenancy on a beautiful new build.
they failed the credit checks but were upfront with the landlord and even met him for a chat in his local pub, no doubt they were buying
the couple still havent told this landlord about their noah's ark of animals though...0 -
I don't think you answered the important question as to why you haven't paid these debts off, considering you're jointly earning nearly £50k?
That's what I'd be asking as a LL.
And both these CCJs are from the past couple of years? Yet you claim you don't know what they're for? Sorry, but that doesn't make much sense.
A 'glowing' reference from a previous LL is fine as far as it goes, but many LLs will give glowing references simply to get rid of bad tenants. Your credit history tells a more accurate story.
Also, I don't think any LL will sign up one person as a tenant when it's a couple moving in. That would leave the LL with a problem if the tenant moved out leaving the non tenant behind in the property. You and your partner would both have to be on the agreement and both would need credit checks.
As a LL, I'd probably be looking elsewhere for a tenant, sorry.0 -
