Frustration!! Will we ever exchange?!

I'm getting so angsty! My offer was accepted 5 months ago and still dragging on. There's no chain, but the sellers (or their solicitors) never respond to my enquiries, despite chasing all sides. And the paperwork, when I finally receive it, is always not as agreed! E.g. We had some back-and-forth in the beginning and I negotiated a higher offer to include white goods, but now the sellers have indicated on the form that they're not included in the sale... and we agreed on work to be done prior to completion, and now the sellers say they won't do it... enquiries raised 4 months ago remain completely unanswered... certificates remain unsupplied... what can be going on?

I always answer my solicitor within 2 hours of receiving any info. It seems so antiquated to have to wait days for a response in the best case... maybe I'm just spoiled by this age of email and technology. Why, oh why, can't email be accepted as written correspondence between conveyancers?

My mortgage offer expires in less than 4 weeks, and it's a good fixed rate - there are no comparable deals available on the market anymore. Does anyone know whether you need to just exchange, or complete, by the mortgage deadline?

    My husband and I went through the samething. We waited 6 months after our offer was accepted and only found out at 4months that their was a problem in the chain. 2 months on and they were justreally unhelpful, unresponsive.


    We reminded them many times that we havebeen patient and accommodating, even when the vendors really weren’t. They didn’tcare, in the end we thought forget it and pulled out (we lost some money too)but it’s not worth it. If they really want to sell the house and appreciate howaccommodating you are being then they need to pull their finger out and moveforward. If they cant do that you are probably wasting your time!


    You should go back to the EA and tell themthe above, see what happens. Unfortunately the buyer is always at the mercy ofothers.

    We are again in a position where our offeron our recent ‘purchase’ was accepted 6 weeks ago but still have not moved forwardwith anything- not even surveys!

    BTW, the more pressure there is on the EA the quicker they are likely to make things happen. They dont want to lose you as a buyer but they will hopefully get fed up with you chasing them that they will just make it happen!

    You have my every sympathy.:(

    We put an offer on the house we are trying to buy back in April which was accepted the same day...

    Our mortgage was sorted within 2 weeks...

    Valuation etc was also done within 2 weeks...

    Searches were done within 2 months, though due to some drain issues with the property that did go on a bit plus getting certain certificates etc made the process a bit long winded...

    We have signed everything that's ever been requested from our solicitors and returned everything 1st class/recorded delivery etc within 48 hours...

    We were told by Shipways EA mortgage advisor "oh you're bound to complete before the August Bank Holiday".... Er No? still no sign!:mad:

    Signed all the mortgage papers etc and was told that exchange & completion should be just a couple of weeks away....Er no?:mad:

    We have lost the will to live several times!!!:p

    Unfortunately we are at the bottom of a chain of four and apparently its the woman at the top of the chain who is causing the delay ( if I knew where she lived I would go and give her a piece of my mind!):mad:

    However our mortgage offer runs out next month, so we have decided we will not try to renew it/apply again and just let go of the house and find another one... we know there is nothing we can do about the lost fees we have forked out for:(

    If we do have to start again.....

    We will not even consider looking at ANYTHING where there is a chain...lesson learnt thank you very much!:p

    OP - I totally sympathise.....we've only just exchanged this week and it took us 4 months. Chain of 5 so I was expecting untold problems but it just took soooo long. Thankfully we had a move co-ordinator via our EA and she was a god send keeping communication open and able to chase all parties. I dread to think how bad it would've been without her :eek:

    I can't offer any suggestions but I do wonder sometimes if its better to cut your losses, run and start again.....

    The buying and selling system is awful and I expect people on this forum in 100 years will still be experiencing the same problems

    ((screams in frustration)) I think I'm going to go insane.

    A few weeks ago, the seller suddenly demanded exchange the next day. I jumped in hope and was all for it... except their solicitor hadn't sent the contract to my solicitor yet! So I get the money transfer ready and ask for the paperwork to be sent through asap. Then... nothing. At all. For weeks. Despite much prompting and prodding. W.T.F. ...?? :mad:
  • Well I'm having a whale of a time.

    Ready to exchange contracts this week, when the seller suddenly decides to up the agreed sale price by 10k.

    The estate agent was in the dark as well, so he's on the case.

    I think the phrase is 'Shove it'.
  • For me this is bordering on criminal.

    Falsely representing themselves at the start of the process by accepting an offer, delaying the procedure, then at the last minute when the buyer is financially out of pocket to the tune of hundreds of pounds, financially and emotionally tied into the purchase, upping the price, threatening the buyer with a loss in order to make a substantial gain.

    Hits many of the points to prove in the fraud act 2006

    It's certainly frustrating to say the least.

    No word from the estate agent. My solicitor has contacted the seller's solicitor, who is away today.

    As well as increasing the asking price by 10k, the seller refuses to answer any more questions (no extraordinary questions considering it is a leasehold purchase with a potential 7k worth of external works due within the next 18 months).

    I just feel so helpless in the whole thing. I'm keen to proceed, but I'm not being held to ransom.

    Any advice, greatly appreciated :-)
  • pcuk1979 I really feel for you, that's awful. When our seller's solicitors stopped replying to us I was suspicious- turns out I was right to be as the seller had lined up another 'private seller' who exchanged the day after they finally told you about it.

    I don't have much advice, really- what are you going to do? A word of caution, however, once they've made you raise the price there's nothing to say they won't do it again. Work out how much you are willing to pay and stick to it.

    Thanks for the sympathy.

    Basically, the vendor sells at the original deal or I walk. I will find another place without upcoming major works and a seller who understands that buyers actually ask questions and like things confirmed in writing.

    To be honest, I thought I would be mortified, but I'm strangely not.
