I agree with the above. Don't let a lazy agent steer you wrong again, it's your business and not theirs. It's also not mean to charge a tenant for leaving your property in a worse condition excluding fair wear and tear.
One thing you could do is capitalise on the fact that your property has already housed a dog, is find another dog owning tenant. They are usually desperate to find a place that will accept them, will be grateful, will pay a premium for somewhere in a half decent condition and will pay a bigger deposit to cover the risk of damage. Ask the agent if they have someone on their books or put the place on Lets with Pets.Don't listen to me, I'm no expert!0
