I agree with the above. Don't let a lazy agent steer you wrong again, it's your business and not theirs. It's also not mean to charge a tenant for leaving your property in a worse condition excluding fair wear and tear.

One thing you could do is capitalise on the fact that your property has already housed a dog, is find another dog owning tenant. They are usually desperate to find a place that will accept them, will be grateful, will pay a premium for somewhere in a half decent condition and will pay a bigger deposit to cover the risk of damage. Ask the agent if they have someone on their books or put the place on Lets with Pets.
