    The OP did not sign a contract they signed a reservation agreement. They have reserved a property for 28 days during which time they must exchange contracts. It would state that the reservation is 'subject to contract'

    The TR1 and the Sale Contract would be sent directly to the Conveyancer and would only be signed by the buyer once they are happy with it.

    A house builder who is signed up to the Consumer Code for Home Builders can't cancel a reservation (most of the big house builders should be signed up). However, if the you don't exchange contracts by the end of the reservation period then they can re-market the property.

    It is normal to reserve for 28 days and have to exchange within that time but they might extend it for you. However, if they want to sell the house for more/know they can get more for it then undoubtedly they won't extend.
