  • ok i have just received an email from Bovis sales manager. Its pretty outrageous to be honest. Shows their incompetence, but i'll refrain from going into that.

    The price he is quoting is very far off the agreed £210k, and they now seem to be having an issue with the help to buy scheme, they knew about help to buy from day 1.

    It sounds like they just dont want to sell it. I wont copy and paste the whole thing for confidentiality reasons. I am listing some snippets below.

    • The home is purchased at £223,950 discounted by £6,000 and we include all the sales extras (flooring, Ceramics, vinyl and turf as per the previous reservation) It is not possible to include Help to Buy within this package.
    • You purchase the property at £229,950 with Help to Buy. Within this I am not able to include any of the sales incentive included in Option A.
    As per English property law either side are able to withdraw from any transaction prior to exchange of contracts.
  • I would take your reservation monies back and forget about it,

    take a small amount of revenge by banging on about how terrible they have treated you to anyone who will listen,

    but you wont get anywhere with legals (well the amount you may to get will be under minimum wage for the amount of time it will take).

    sorry to not be bearing better news.

    It's a few years back, but we pulled out of a contract with Bovis just before exchange when we had a sudden and unexpected change of circumstances. We forfeited out deposit but that was the only effect. Providing their contracts haven't changed, what they are suggesting in terms of refund fits with my understanding of the contracts at that time.
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    After having the misfortune of buying and owning a Bovis home for thankfully only 4 years I'd say youve had a lucky escape. They were dreadful, no customer service / care, the quality was on the surface visually ok but a significant amount of concealed defects have come to light on the estate. I used to communicate with the MD of the region as the so called Contracts Manager / Site Manager were at best incompetent. I would never buy a Bovis home based on my experience.
  • Start looking for somewhere else, but be sure to drag it out as long as possible just to waste their time and cost them money. You never know, they may change their mind after several months waiting.

    Builders have lawyers who work for them full time. Trying to sue would be a costly waste of time and effort - they key thing is to get the reservation fee refunded and maybe a bit more for inconvenience. As the house market is rising I'm not surprised that the builders are not willing to discount - I can't say I blame them either. £20k off a £230k price is a big discount - I'm surprised they agreed to it in the first place.

    They do want to sell it - it's you who is refusing to pay the price they now want! ;)

    In fairness they were stupid to agree to the £20k discount to start with. It seems to me that some berk in the sales department got his sums wrong and now the bosses have found out.

    If they are expecting you to pay 20K for the carpet, tiling and turfing ask them to take a hike, it should really cost around 4-5 thousand. If they are asking under 4K to 5K agree to the increased money and be done with them if you really like the property. If you are not in great love with the house, ask them to call you when they agree to the original price.
  • they can give incentives on help to buy, I got 2k knocked off the price of the house and upgraded kitchen,all flooring included. I believe they can offer incentives upto 10% of the value of the property within causing problems with the homebuy agent

    I would say due to the rapidly rising property prices the sales manager has decided that the discount is too good and it would be more profitable to sell to someone else

    Mortgage advisor I used was recommended by Bovis so not my fault that calculations done wrong initially. Now according to preferred mortgage advisor from Bovis I will have to apply as joint application for mortgage but talking to one of reputed mortgage advisor company there is no rule that forces us to do that and I am able to get more than enough mortgage to cover cost. Also after wasting time with Bovis recommended mortgage broker now I have chosen another one who are sure I will get required amount but they need time as banks do not decide within days these days.
    Basically saying that I should complete by end of June is saying we do not want to sell to you for whatever reason but we give you unreasonable time to exchange. So Bovis cancelled reservation due to incompetency of their recommended broker to offer to market at higher price. So behaving like cowboy builders basically!
