Gazumped on day of exchange!

I can't believe this. We have just lost the house of our dreams after 3 months of waiting, surveys and work. On the day of exchange.
The agent had told us that the seller wanted to exchange by end of day last Friday. We had everything ready, deposit with our solicitor, house insurance purchased. Then at 4pm we called the solicitor. We didn't know but an hour earlier the agent had contacted the previous bidders (we got in a bidding war 3 months ago) and told them it was about to relist. One of them offered 15k more, he passed it on to the vendor and she then pulled out of our sale!
Absolutely gutted. We loved the house and did everything on time. To lose it on the actual day of exchange is so so hard. I am now homeless in 4 weeks too, as we've given notice on our rental flat and it has been re-let.
I've tried appealing to the good nature of the seller and agent but they are not even responding to my mails or calls, except to say sorry but a higher offer has been accepted. So sad.

We took an offer on our home about 12 years ago and the day before completion someone else came to view, the agents forgot to cancel them, they offered more in cash but we refused,i would not like it done to me so i could not do it to someone else.0

Wow.. that sucks hard
Reading things like this make me all the more sure I made the right call by not handing in my rent notice yet (we're in process of buying). I'll hand it in after exchange.
Have you tried getting in touch with your EA/LL to explain the situation? Are you on good terms with them?
I take it you couldn't match the extra 15k / the house isn't worth it?0 -
How on earth can they sleep at nights.
I am a bit of a believer that things happen for a reason, perhaps your next house will be your dream house.
If the vendors lack morals then you can only imagine the problems you may have encountered once moved in if they hid things and were dishonest.Tomorrow is the most important thing in life1 -
OP - so sorry this has happened and nothing we say will make the situation better.
I'm a big believer in Karma......
I could never do this to someone.....especially on the day of exchange :eek:0 -
Certainly I would pop round to speak to them, explain that this buyer could be wasting their time and lower offer last minute, you are reaady to proceed right now.0

Well, it is a b****d thing to do, but 15k is actually quite an extra sum. I'd be lying if I said I wouldn't be tempted to do the same.Faith, hope, charity, these three; but the greatest of these is charity.0

i wouldn't, especially on the day of exchange. There is no way I'd want to start all over again and have to wait for another 3/4 months for the sake of £15K1
