Council House Run Business

Options
Does anyone know if you can run an online retailing business if you live in council housing? I'm finding mixed reviews online and no specific answers.

Any help much appreciated

    You have to ask your own local authority on this. Most require planning permission, and if your going to have delivery wagons coming and going, if you ask, they'll probably say no.
  • It will be all taken down the post office and self posted however if it picks up it will be moved into an office space. I can't seem to get onto the local authorities at the moment the site is not loading, hopefully will shed a bit more light on there.

    Maybe, but if you are having stock deliveries made to your address on a regular basis then Planning Permission will most likely be needed.
  • Change of use planning permission is required to run a business from a residential address whether or not you have delivery lorries coming and going - the only relevance of lorries is that they make it more likely that the fact you are running a business from a residential property will be brought to the attention of the council (and thus the planning requirements enforced).
    Common sense?...There's nothing common about sense!

    Phone your housing officer and ask them.

    The questions they will ask will be to find out "will this cause nuisance?" If the answer is yes, or even maybe, you won't get permission.

    There will be words in your tenancy agreement to this effect ...

    The standard answer from everyone will be yes, planning, permission etc.

    My response is, take heed of the advice but, go for it, good luck and hopefully you will get into a unit ASAP.

    What type of business is it, EBay etc?

  • Thanks for all your replies. I am very adamant it will not cause a nuisance. I have managed to get onto the council website today at last and have found this in the tenancy agreements.

    b) You must get our prior written permission for any person to conduct any
    business from your home.
    You or anyone living with you or visiting your home must not conduct a
    business from your home which is likely to cause a nuisance or annoyance to
    others.
    We will not unreasonably refuse or delay our permission but we may attach
    reasonable conditions that you must comply with. We can later withdraw
    permission by giving you written notice if the business becomes a nuisance.
    We are also unlikely to give you permission to run a business from your home
    if the property requires major adaptation or if you have not satisfied relevant
    agencies. For example, by not obtaining planning permission or a police CRB
    check (for anyone working with children)
    Businesses which are likely to cause a nuisance include, but are not limited
    to:
    Car repair and maintenance
    Printing
    Sound recording and/or mixing
    Any business which involves the use of noisy equipment, such as
    hydraulic equipment or industrial sewing machines
    Any business that involves the use of controlled substances such as
    certain chemicals
    Any business that involves a lot of callers to your property.


    I am very positive after reading this. It will be a small online retail business through ecommerce, hopefully it can be run via my mums house for aslong we can until it becomes un manageable then I intend to move her into a office unit. Best get her writing to them.

    Not always, it does depend on if delivery lorries are coming and going and if you have customers visiting to make purchases.

    If its purely online and you have no customers calling and very little deliveries then PP will most likely not be needed.

    before i got my retail premises i was running a web hosting business and toy business ( market stall) from my home. I would get toy deliveries 3 times a month other times i would visit wholesalers myself and i did not need any PP.
