Housing benefit query.

Just wondering if someone has any experience or can give me some advise on this please.
I am a single Mom to a 3 year old, I currently work 16 hours a week and live in a 2 bedroom private rented house. I receive help with my rent, but not all. I receive working and tax credits.
My Gran recently died and left her house to her 3 sons who have decided they want to rent the house and hopefully keep it in the family. I am thinking about renting this house from my Dad and his brothers as this would be more stable than my current home.
The problem I have, or have no idea about is how I would be effected in financial terms. The house is bigger and they want an extra £100 a month in rent than my current house, also the house is 3 bedroom. The LHA for my area is £169 a week for a 3 bedroom propery and my new rent would be £600 per month. My current is £500 and I receive approx, £287 every 4 weeks in housing benefit. (current LHA for my 2 bed property is £454)
So my questions.
1 - will I receive more help to cover the increase in rent?
2 - Bedroom tax? does this apply to private rental?

I am not to worried about paying out slightly more, but if its a ridiculous idea that would make me a lot worse off, please put me off!!

    Your allowance will be based on your need, you'll only get the 2 bed LHA regardless of how many rooms you have or the rest amount.

    You won't be subject to the 'bedroom tax' as its private but you wont get more than the 2 bed LHA minus whatever the deductions are based on your income.

    So I think you'll be £100 worse off a month if I read your OP right

    That's how I see it too.

    You also have the issue of renting from family, of which it needs to be proven that it's going to be let anyway, thus you need a commercial tenancy, on commercial terms.

    And if she is entitled to it she will get it, if not she won't - simple.

    Treating her in a derogatory manner is unnecessary and rude.
