Selling property in Edinburgh

Hi,

I'm just looking for advice from those familiar with buying and selling in Edinburgh. I'm thinking of putting my flat on the market and have had a couple of estate agents around - both have recommended that I advertise on the ESPC. At £350 upfront cost I'm questioning whether this is worth the extra expense. Personally I will always look at Rightmove first - are there really still buyers out there that would only consult the ESPC and miss out Rightmove and other websites?

From what I can see, ESPC seem to have put some pressure on the Edinburgh solicitors to continue using them so I can see why they would have a vested interest.

Is it still worth it?

    I know a good few people who are looking for properties in Fife/Edinburgh areas and they all use Rightmove. I have never heard them mention ESPC.

    I have sold and bought three properties and now am back on the market again, all have been advertised through ESPC. I know it's a lot of money but I do think you just have to go with at as it does seem to be a good way of advertising and everyone does seem to use it for buying and selling and in this market you don't want to disadvantage yourself.
    Once on the market your solicitor will get figures from the ESPC as to how many people have looked at your property, the schedule and downloaded home report, which during our first week was over 600 hits. This has dropped considerably but we are still getting over 200 hits a week. Not sure you would get that amount of traffic only through rightmove ?

    You do realise what ESPC stands for, don't you?

    Edinburgh Solicitor's Property Centre. It was formed BY the solicitors....

    Then those people will never see the full range of properties available, particularly in Edinburgh. OP, I would say it is vital that your property appears on ESPC, if you can get it on Rightmove as well that's a bonus but the first port of call for anyone who knows anything about the Edinburgh property market is ESPC.

    To be honest i think ESPC has more edinburgh homes in it than rightmove for Edinburgh.
    The GSPC used to be available as a paper newspaper outside lots of solicitors offices in the west so people would pick it up for a read on the train or bus home this increases the audience exposure of your home. I dont know if ESPC has the same thing.
    Why don't you find one who can do both ?

    Also i agree, never pay up front as this reduces the incentive for them to put any effort in as they already have your money
