How does this sound as an offer to the estate agent?

"Hi ...,

I'd like to make an offer of £80,000 for the ... property. [its on the market at 93,000]

Here is some of my reasoning behind the offer. I'm not terribly keen on having a downstairs bathroom. A couple of the rooms will require redecoration shortly. The boiler will need replacing shortly also. The low energy efficiency rating is a factor too.

Above all these factors, £80,000 is really only what I can reasonably afford. Beyond this, I will be struggling to make it work.

Also as the vendor is already aware I am a first time buyer and ready to move in at a moment's notice.

I've enclosed a decision in principle from London and County. But please bear in mind I have a very low deposit.

    Don't give them the details.
    Don't say "low deposit" as this implies higher risk.
    Just say "I have an mortgage in principle agreed to fund this offer"

    You're not writing a novel, merely offering to buy the house/flat.

    Offer to buy it, outline that you have an AIP. Ask for a quick Y/N (i.e. you'd like them to say Y/N within days, rather than weeks)

    Your reasons for justifying your offer are completely irrelevant. It's pointless putting them in writing.

    The reality is the vendor will either accept your offer or they won't. They wont be swayed in any way by your justification.

    This is particularly apt in the fact that you don't like downstairs bathrooms. That isn't a reason for you to offer 15% lower than the asking price. It sounds like you are doing them a favour by making an offer.

    Keep it simple: just make your offer and don't pad it out. They will only be interested in yor bottom line.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Have been advised elsewhere to give reasoning for lower offers...
    Or should I just give reasoning if they say no?

    I'd simply say you are proceedable, no chain and it's a fair offer based on condition and market.

    You're giving the seller too many reasons to disagree with your offer when you just want them to accept or decline it. They may feel the condition of the property is reflected in the price or that your dislike of downstairs bathrooms is not relevant. You may also come across as a risky buyer who may then fail to get a mortgage (an AIP does not guarantee anything) due to your lack of significant deposit and inability to afford their property should you incur any additional costs during the process.

    I don't like the story about why you are only offering 80k much at all, there isn't a princess, a witch or even a wicked greedy landlord, they'll never make it into a film. If I was you I would just simply make the offer.
