Have been advised elsewhere to give reasoning for lower offers...
Or should I just give reasoning if they say no?
Leave the discussions for the 2nd and subsequent offers . i.e. once you have established a dialogue. And even then, I would keep the 'justification' to verbal conversations with the EA. I find that one of the most important things is to get the EA thinking they have a decent offer and can't squeeze more out of you - they will then convey that to the vendor.
I wouldn't mention the d/s toilet or your risky 90% mortgage deposit at any point if you can help it ... :rotfl:0 -
The more you are saying the less appealing you are making the offer sound. Almost to point of questioning could you afford to proceed.. When owning a home all things need replacing in time, but its only the things 'now' that have such a bearing on price - other changes are more just out of preference..
Are downstairs toilets a common feature in that area? if the whole street is like that then your desire to change that is just that..not something that 'has to be done'..0 -

I agree - any house is as it is, and there will be some things not quite right or to the buyer's taste - decor, position of rooms etc. It is not reasonable to expect the seller to compensate for each eventuality that MAY need doing in the future - yes, you MAY need a new boiler at some point, but should the seller pay for that when the current one is functioning? I think not. This is all part and parcel of being a homeowner - you have to accept you will be forking out to update and improve your own home. If people don't want that responsibility they should stick to renting IMO.
If you want a perfect house, buy a new build (and even then it won't be quite right!) If the downstairs bathroom really bothers you, buy somewhere with an upstairs bathroom. It's not a reason to offer low.0 -
What is wrong with a downstairs bathroom, I would love one, save going up the stairs to the toilet every haf hour,
Medical problem should be solved soon.
In fact is it possible to put a bathroom downstairs in a typical semi?Getting forgetful, if you think I've asked this before I probably have. :rotfl:0
