    oh well offer was refused as anticipated. how long do you think i should leave it before i put another offer in - and any advice on what the next offer should be in the region of?
    all advice very welcome as im a complete newbie at this and easily stressed!!

    Up it by £2500. Which would have been a more realistic starting offer IMO.

    No harm at all in offering £65k. I would go in at £67k now but wait a couple of days. If your a FTB then you need to exploit this.

    i know it was a cheeky offer but the asking price is quite high for the area!
    i know i need to leave it a few days not to look too keen - im so inpatient though lol

    If you're impatient then go and have a look at a few other places which are more reasonably priced - that will help you keep perspective on this one and give you strength to avoid overpaying - there are always other houses out there for you. No one else has bought this place yet have they - so the seller will be just as concerned about losing you.

    well im assuming the estate agent would have rang the other viewers and obviously none of them has put an offer in, so i think im in a good position.

    Depends what your top offer but having been on the receiving end of a low offer I will tell you how we sold:

    House on for 180k.

    Offer came in for 169k (we laughed that one off)
    Offer upped to by 1 measly k to 170k (haughtily told em to stop wasting our time)
    2 weeks later offer upped by 5k to 175k.

    The last offer seemed such a big jump that we felt they would go no higher and as we'd had no interest in the interim we accepted. It did help that a house we liked came up at the same time but psychologically i felt they had played us well.

    You may want to try it but much depends on how long it's been on for.

    Using the above model I would go in at 66k or maybe 66.5k.

    Then leave it 2 weeks and go up to say 70k or 71k (or whatever your top offer is)

    raaar - do not like estate agents!
    i upped my offer to 66700, thinking this is a reasonable increase.
    The vendor turned my new offer down (still expected) but it was the rudeness of the girl at the estate agent.
    she was so blunt and abrupt on the phone - my bloods still boiling!
    do they purposely wind you up?!
