Unfortunately, I think its a case of it depends...on the seller, the offer vs the price the property is being advertised, whether there are other potential offers in the pipeline and the timing of your offer (ie on a weekend).

Given its the weekend, I would wait until tomorrow and hopefully you'll have a response. If not, you can also speak to your estate agent to find out what's happening.

    Good luck.

although if you go chasing for a response they may think your eager and refuse your offer knowing your eager to buy hence you may put in a higher offer.........so leave it and wait for them or at least leave it until tuesday say.....

I'd leave it 'til about Tuesday, then phone the agent and casually ask what's happening 'as you've seen another property you really like'.

The old adage is that every phone call costs £10,000. Ie if you call the agent next it will cost you £10k on the price - if they call you that's £10k you will save.

The agent may have trouble contacting the vendor or may be playing games - I'd wait until Thursday and then follow Mozettes advice (better still if it's true!)

thanks for all your advice guys.
They asking price was 75k and i offered 65.
I managed to peek at the screen when I was at the estate agents and it looks like they only had 4/5 people to view the property

You'll probably get your reply of "NO" as soon as the EA has contacted the vendor. It's after midday now so presumably you have it?;)

I'd most definitely say it is. In fact it's a heck of a lot more than cheeky at that price range, but keep us informed of the outcome.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.
