That S21 is not valid.
The S21 must be served after (1) the tenancy has started, (2) the deposit is protected and (3) the prescribed information is given to the tenant. They have failed, failed and failed again.

At this point I don't think it matters since the landlord will, at the !!!!!! advice of the letting agent, kick me out if it moves to an SPT.
If the agents are claiming it would be a 6 month rental period then their S.21 notice would need to be 6 months and not the usual 2 months.0 -
So what will likely happen if I don't renew is that they'll try to enact the S21, fail (because it's invalid), then issue an additional S21. However, that additional S21 will have to provide 2 months' notice and expire on the last day of a rental period, i.e. the first "period" ending on 30/04/2014.If the agents are claiming it would be a 6 month rental period then their S.21 notice would need to be 6 months and not the usual 2 months.

Well the situation is now resolved to my satisfaction. I've agreed to renew the tenancy and pay in advance again on the following three conditions:
- Rent reduction
- 3-month tenancy rather than 6-month
- Only have to pay the renewal fee once per year

Seems like a decent compromise. You could have been more stubborn, but often a bit of give and take is a better tactic.
I hope you have written confirmation of the "pay the renewal fee once per year" agreement. If not, write confirming the 3 points and ask them to respond.0 -
I spoke to the credit reference company that the letting agent employs and they said they wouldn't pass me because I'm not paid monthly. Thus, the letting agent wouldn't endorse me paying monthly, and thus the landlord wouldn't either. Paying 3 months at a time is OK though as it fits my pay structure, plus the loss of interest that results is more than made up for by the rent reduction.Seems like a decent compromise.
