  • I have a builder coming on Saturday to give a quote, so step 1 to world domination.  I am anticipating around the £10k mark so anything less than this will be an absolute bonus.  Very concerned about the lintel issue, but I am certain he knows to prop the house up whilst he fits it.  Just need to stop worrying and assume he has good insurance!

    Certainly sounds interesting I guess it depends if the neighbours would object to the balcony upstairs but perhaps you are not overlooked. Having access to the garden from back sounds like a must perhaps you could just do that if the upstairs balcony adds too much cost. Will be interesting to see what the quote is. Good luck with it.

    Cheers TG.  The neighbours would not be overlooked, unless you choose to look in that direction, and it would only be their garden as opposed to the house, in their windows etc.  They would have to want to  be really difficult to object, but wouldn't put it past them considering the other problems I had with them.  I could argue they overlook my garden based on the configuration, but no, I don't think they would have a reason for objection.  Plus, I don't need planning permission for the balcony, it is a permitted development in Wales.

    The upstairs balcony is the reason I wanted  to do this in the first place.  I think it would make it a really nice place to want to rent for the night, allowing me to charge a premium.  The downstairs French doors and patio/decking is for me.  I will pay it anyway, I would be shocked if it came in over £10k.  It costs about £1k just for 1 set of French doors - so £2k, budget about £1k for 2 sets of side lights to fill the gap between the walls and the doors, £2k for the balcony,  £1k for the lintel and another £4k for the building work involved, which includes the patio/decking.  All in, £10k max I think.  I can afford to pay more, I would just want to know where the money is going!

    Pay day and money shuffle done.  All bills covered for the upcoming month and spare squirreled off for a later date.  Food budget set for next month at same level as this month, even though so far, I have come in under budget.  However it is Christmas, so anticipate it to be high when considering alcohol.  Everything ok financially, just preparing for the big spend assuming it happens.  Whatever, it would be next year anyway.  It needs to be done before the start of the holiday season, but the idea of the side of the house being wide open whilst windows are removed and French doors are fitted, it will be so cold.

  • It does sound good... and a draw to your house. We earned £8k for just over 2 years with aBNb. That did go off the mortgage :D  Our input was only around £400- however it is a nuisance having strangers in the house. Some were really lovely... there where a couple of ermmmm choice personalities. We are not far from you and although being a seaside town close to a city , we only got £35 per night. We were booked out frequently. I think I would have enjoyed it more if the dog didn't bark on every door knock. His barking made me edgy. The extra cash was great :D 
    We had lodgers/friends in the basement and he was allowed to jump all over them :D 
     Fingers crossed you job is safe or you get what you want. 
    I often find I have to be properly told no I can't do it... otherwise its an itch I can;t scratch

    Thanks MFD, it was reading your diary that gave me the idea and the push.  I thought you allowed people to stay for longer than just weekends in the end, which is not something I want to stray into - disregarding the tenant.  But, hopefully, this (small) change will make it more attractive for those who want to 'live the dream' on their holiday.  I don't want to get into doing anything beyond providing the tea and biscuits tray like you did.  Not sure I will go as far as bread and a toaster - next they will be complaining there is no marmalade!

    I hope to be as as successful as you.  £8k in 2 years is a great result in my opinion.  Plus, ultimately, it is still my home and when I am sick of people being in it, I can always sit on my own balcony and look at the view.

    Lets hope it is completed for next March/April, the start of the Staycation holidays.

  • On the whole it was great. It was the top floor with great river views - en-suite, and we did have to add jams and marmalades as a guest asked early on! They also asked for a hairdryer, a fan in the summer, a toddler bed (we had a travel cot from our GD). 
    The odd person smoked when it was a no smoking room, students took the toilet rolls, left behind condom wrappers, marital disputes, one young family came several times but always left it in such a mess, brown bath!!). sex noises and banging headboard at night. I think abnb had a reputation for community therefore lots of people shared more.  
    We had a big block booking at the start - a french intern. She was nice, although threw litter in the street and the council fined her and we got letters after she left, a accountant moving to the area for work and waiting for house sale to complete, a couple of business men block booking, older Australian travellers to relive the sounds of the city, Chinese researchers working in the UK, Malaysian/  Sri Lankan, Canadian, American. I'm amazed we met all of these people and they chose our house. 

    If it was in the right property and had more time and needed income I would do it again.

    Thank you for sharing that.  It is helpful to know what to put in the room, such as the hairdryer and fan.  That makes me think, because I don't have that many electrical sockets!!  The travel cot would be something I would have to give some thought to.  I will also say no to using the kitchen, because I know you did let some do so at one point.  And perhaps I should put up a big sign saying 'No Sex!' as I would be in the room next door.  That or only singles allowed.  Oversharing can be a bit too much, but I guess I can cope if it's only one night!

    I think that you were in a unique position, as you are near the city and I am completely rural/coastal and so would be too far out for business people to want to block book.  I really do envisage only holiday makers.

    I am concerned now that perhaps my room is too small?  But as I said, it isn't supposed to be anything beyond a place to lay your head whilst you go and explore the hills and the sea, so perhaps not?  It is more comfortable than a tent, but not your own space like a caravan.  Anyway, we will see.

    I am not sure I have more time, and I am not sure I 'need' the money.  I realistically feel that I am missing a trick here.   In the middle of the tourist area in Wales, and with lots of caravan and camping sites around, it seems mad not to try.  I am hoping that it won't take too much time or that I enjoy it so much, I choose to do it more often; perhaps re-configuring my house to accommodate more.  I have a bigger bedroom, that is currently used as a storage facility and needs plastering, electrics (could add lots of power points) etc.  It would offer more space and would allow 'sexy time' without affecting me, but it won't have the balcony and would have to use the house bathroom which is directly opposite.  Decisions decisions, but lets lets see if this room works and I get some interest first.  No point in running before I can walk.

    Have you looked to see what other people in your local area are offering? That would give you an idea of the competition and also pricing. If you've got a lot of camping and caravan sites around they could be driving down the prices

    Did an inventory of the outside freezer today.  Yes, I was right.  I have way too much food and it could realistically feed me for a month without needing to shop except for fresh fruit/veg etc.  I even have 1.5 litres of milk in there so come the Zombie invasion, I would have enough food for a while.  Shame it is nearly Christmas.  Still lots of great food to buy so the food stash won't diminish.  Should do the indoor freezer to get a fuller picture, but it is possible to peak too soon!  One thing at a time!

    Last day of the month and made a final payment of £100 into the mortgage, so now at £42k.  Good news indeed.  
    Met my NSD target and came in under budget on my food spend.
    Still waiting for the quote from the builder, so am currently in a good mood!  That may change!
