Put deposit on new build and now considering pulling out, advice?

Hey guys, we put a deposit of £500 down on a new build a few months ago after having seen the shell of the house, we where very happy with it.

A few days ago though we saw the house finished, and we're very disappointed. The quality of the kitchen is sub par, theres no shower in the bathroom, theres a fuse box in the toilet, theres turf been laid in the garden (which we specifically said we didn't want, and was an added extra anyway), it's just like they've given no consideration to how the house will be used. Additionally, there are extra fees that we did not agree on.

And we're left wondering what our options are:

Option 1 is pulling out but I'm not sure what this would entail or how we would go about it, who do we contact first? Our solicitor? Would we get any of the money we've spent back?

Option 2 is voicing our concerns, try and get them to fit a shower, replace the kitchen but again how would we go about this?

    I think you're jumping the gun a bit.

    Did you not see all the plans beforehand? If the builder has failed to put in what they should have done then you need to pursue it with them.

    You won't get your money back if you withdraw.

    No we didn't see the plans before hand. We saw the house, without any wiring or fixtures and fittings, so just the walls. And we saw the show house. We where shown the kitchen colours and tiles that would be used and told it would be to the same standard as the show house.

    no you wont get any of your money back.

    If you want to pull out then yes, tell your solicitor.

    As for the other things - had you paid for a shower? If so then tell them to install it. Otherwise they are not installed as part of a bathroom.

    As for the lawn...no big deal - they wont take it away and as you didn't ask for it then you wont have to pay for it.

    You could tell them about the kitchen quality and ask them to rectify it before you exchange

    Actually sorry, we did see the plans before hand, we didn't see the blueprints. We saw the internal layout of the house, which we where happy with. But they've added additional things that were not discussed.

    Thanks for the reply. What about stuff like the fuse box in the toilet, and a boiler in the kitchen, taking up half the cupboard space, neither of which where in the plans.

    Ah I understand we wouldn't be able to get any of our money back if we have changed our minds. But what about the added fees that weren't discussed? And the move in date has been pushed back several months purely because the developers haven't sent over contracts to our solicitors, would we be able to get any money back through these issues?

    I'm not particularly bothered about getting money back, if we can't then we can't, it's more out of curiosity that I'm asking.

    Pretty normal for a combi-boiler to be in the kitchen. Where did you think it would go? Should only take up a single cupboard. Are there plenty of other cupboards?!

    If the toilet's under the stairs, I suppose it's normal it would go there too. Are there downstairs cupboards? Again, where did you think it would go?

    Did you have in writing there would be a shower in the bathroom?

    Did you see the kitchen fitted anywhere else, or were you given options to upgrade?

    I expected the boiler to go upstairs in the cupboard, as the plans stated, the plans didn't state there was an additional boiler. in the kitchen. No the toilets at the front of the house, like you, I would expect it to go under the stairs, or failing that in the full height boiler cupboard.

    No I didn't have it in writing there would be a shower, but I was told by the sales agent there would be a shower.

    We saw the kitchen counter tops and cupboard doors that would be fitted, and the shape of the kitchen, along with the show home which we where told the kitchen would be of similar quality, there was no mention of upgrades.
