Put deposit on new build and now considering pulling out, advice?

    The plans do not show a hot water tank. There was not suppose to be a hot water tank.

    It might not be something to get in a tizzy about for you. But is for me, when it was suppose to be on a completely different floor, it's a really big deal for me.
    LOL then be prepared to pay out to have it moved, because i've personally lived in 17 properties in my life time, and i've also spent the last 10 years in people's houses as a builders labourer and i can't recall ever having seen a boiler which is anywhere else (unless they had a utility room directly next to the kitchen, because i've seen a few in them). As for it being poorly planed, it's hard to plane metal so that's where you're going wrong.

    You have a specific requirement where you did not want a boiler installed into the location it is most commonly placed, as people have stated on this thread even British Gas place them there.. Yet you didn't get this confirmed by way of a blueprint or writing, this seems absolutely bizarre..

    We even had the external tape for our property and it's location confirmed in writing when requested...

    Furthermore you handed over a £500 reservation yet have no idea what you're entitled to upon cancellation?

    I'm sorry, it absolutely boggles me how some people are willing to hand over cash or go on blind faith when it comes to house requirements.

    Also be thankful it's in a cupboard. Where i am at the minute it's just on the wall above the sink's draining board. No surround or nothing.

    Just curious is this a Barratt home?

    My brother has one, he thought he was getting a combi boiler when he bought it (as that was in the contract) he actually has a standard gas boiler with the worlds smallest hot water tank. He also didn't get a upvc backdoor that he paid extra for, I could go on and on with the amount of problems as there are many. I'm not anti new build either as I have one myself, I'm just anti crap newbuild.

    Made 'representations' ?

    If you went out a bought a car and they took you out in a test drive in a top of the range model yet you were purchasing the basic version, would you not ask exactly what won't be included in the model you purchase before handing over a deposit?

    Personally i've was given a full list of what specification my house would receive.

    When we initially viewed the house, it was built minus wiring, fixtures and fittings, l.e. the roof, walls, doors, windows and internal walls where up. That was 6 weeks ago, we viewed it again last week when it was finished. The build has been on time, the only reason we've gone passed the move in date is because the developers haven't sent contracts over to our solicitors.

    There is one extra fee we are expected to pay that was mentioned when we saw the house last week, it is a fee from the developers solicitors for a some sort of search, I'll have to check when I get home as I can't remember it off the top of my head. No we did not agree to them verbally or in writing and there was no mention of this fee when we made our reservation.
