The reviews for them seem generally good. I have no idea where we stand with it all. He's found a travel lodge for £88 but if he has to stay there until Tuesday it's just too much money and they have said they cannot promise to pay it as there is no management available today. I am so stressed out and so is he

He's signed a tenancy agreement, a legal document, and been given the keys. This isn't great so if you're prepared to fight this I'd give the keys back and under no circumstances 'take possession' of the property, which means don't keep the keys, don't put any belongings in and don't stay the night or even enter again. Your hope is to argue that the tenancy hasn't begun because you haven't taken possession. This would then mean you have a contract to create a tenancy rather than a tenancy which is different. You the. Revert to contract law where each side can only sue for losses incurred and must try to mitigate these. They may argue that they've met their side by providing the property and threaten to sue you for readvertising costs and a little lost rent. You will argue misrepresentation and that promised cleaning hasn't been done and ask to walk away or even be reimbursed for hotel fees. Kick up a fuss and use the prmises in the email and new photos as evidence.Don't listen to me, I'm no expert!0

THIS is what I would do..
Personally visit their office, speak to who ever is in charge with the pictures of the place on my phone - emails that were sent by the employee....
And raise hell! - literally - and publicly. end of.:mad:0 -
An inventory from 2006 is just not on at all.
Ask formally now for a copy of their complaints procedure.

They are a legit company. The problem I think is that they haven't taken enough interest and ensured the landlord or whatever has made the peppery acceptable. My issue is that obviously the previous occupants didn't get deposit back which is over £1000 so what has been done with it? It needs a new couch, painted, floors replaced or cleaned, new mattress and general cleaning. My partner said if they do this he will be happy as the area is perfect for him.... Do u think he should sort out an up to date inventory and accept it of they agree to sort the property?0

Or look to just withdraw from the contract but face a big fuss from them and then a big hassle trying to sort out a new property close to transport links ect x0
