How often should the landlord paint the rental property

Hi All,

I wonder if someone could clarify this for me please. We have been living in a rental property for last three years. When we moved in, there were visible patches of fresh touches of paint on the walls and were recorded in the inventory.

I am not sure if it is relevant but for a similar rent we are being charged, the other flats in the same block in a much better position - something we just recently discovered.

I wonder if the landlord is legally obliged to get the property painted after a certain period.

I would highly appreciate any helpful comments at all,

    The property has to be maintained in good condition - there is no strict time limit for re-painting.

    The LL as owner of the property may be subject to a condition in the Lease regarding painting, but they are rarely enforced.

    There is no set timescale for painting. You can of course, ask the LL to inspect the property and discuss whether he would be prepared to decorate it, but no obligation on his part. You could also meet him half-way - say he provides the paint and you paint it, but again, he does not have to agree.

    He may agree, but may put up the rent to cover the cost!

    There is no set "rent versus decor" formula - LL is charging what he thinks the property is worth and you are paying it, so the correlation with the other better presented properties is not relevant.

    We rented for 8 years and it was never painted. Think our landlord just paint when the properties change tenants.

    Of course, assuming you are no longer in the fixed term of your tenancy, there is nothing to stop you moving to another property at the same rent with better decor.

    Mum in law lived in private rented house for over 25 years. The landlord replaced the kitchen and painted the outside once but did nothing else like painting inside.

    as an owner occupier I have lived in the same property since 1991 and have never once repainted.

    Why do you think yours should be painted? Could it perhaps be because tenants do not respect the place they live in? If it bothers you that much then paint it yourself, after all it is you who will benefit from it

    I painted after the tenant moved out .They had lived there for 7 years .
    I recently redecorated a 3 bed house for new tenants ,it cost £1000 to decorate .I wont be doing it again unless they move . I expect then to be there for some time .I consider internal decor to be the tenants responsible and they know that.

    We privately rent and do our own painting. We tend to do it annually in the most used areas (stairs. porch etc) and go over any patches that need doing. We have also re glossed the house. Landlord is fine about it and never suggested he should do it.

    Your post makes no sense, and shows an unpleasant and irrational prejudice against tenants.

    Actually the landlord would also benefit from redecorating, as it improves their property. But sorry OP there is no obligation for them to do so, and many landlords repaint only between tenancies to attract new tenants.

    Not without LL's permission, nd not strictly sole benefit, they could move out in 3 months and LL has a nice fresh coat of paint.

    LL should pay if he wants it done, otherwise no painting at all. simple
