Has anyone dealt with Alexander JLO Solicitors for conveyancing?

If so, what was your experience? Who was the solicitor who managed your case?

  • I used them in August 2011, Paul Outhwaite was the solicitor. I bought a flat in London (for cash) in the space of 3 weeks from offer to completion, so draw your own conclusions.

    Yep - I too used Lyn Brooks. I chose them as they were local, and then the EA said yep, she's good and will get the job done.

    In actual fact, she wasn't too bad at replying to emails, but it was generally a very slow process. Not the quickest sale/purchase I've ever had - BUT she did cross every t and dot every i, and found things out that the solicitor my vendors used when they purchased had obviously missed. Added to the length of transaction, but she did us a favour in the long run.

    Just remembered - they weren't on our lender's 'approved list' of solicitors/conveyancers, so that's also something worth checking. We still used as they'd done work already so it was easier than appointing someone else (and they might have charged us for the work they'd done).

    JLO instructed another firm (in Eltham) for the 'financials'. Did mean a dash over there one night when I'd c**ked a form up and used the same witness for both signatures - form had to be there by start of business the next morning in order to complete.

    Was one of the first questions I asked my mortgage provider next time - if the solicitors I'd found were on their approved list. Not that it had a massive impact, but it would have been easier just using one local firm.

    Their costs were reasonable generally. We were expecting a bigger bill as a couple of transactions had collapsed, plus they were dealing with the sale of my then-OH's flat. All more than okay though and no more than anticipated (less, if anything).

    We used them. Same reason as Hazyjo - they are local and I could literally fill in paperwork and pop through their letter box straight away (which, as a massive control freak suited me down to the ground).

    We had Lyn Brooks - she lacks social skills a bit and wasn't the quickest but was very thorough (and the transaction went a bit wonky at one point, and she was very good).

    I would use them again.

    A nightmare for me, till date.

    The report that I got along with the legal pack, contract etc. tells me to:
    1. The burden of insurance will fall on me - on a new build house that is not a self-build and is currently under construction.
    2. That I should get a survey done - on a house that is not yet complete.
    3. That I should get a survey done on the building that the property is part of - Hello?? it's a house, not a flat in a building!!
    3. No mention or recommendation to about chancel liability, when it is clear that builder hasn't done any search on the land he has developed 200 odd houses on, and there is no report about it in the seller's legal pack.
    4. No summary of findings from the hundreds of legal documents full of legal jargon, other than a sentence in the cover letter from him advising me to "read all the documents to my satisfaction" and contact him if I had any questions!! Wow!!

  • I was referred to Paul Outhwaite via The Good Lawyer Guide web-site. He did the job well and a great sense of humour. I would go back to him on my next transaction.
