does anyone please know the average waiting time for a survey

  • I had my survey this week nearly 2 months after paying for it. I thought about going with another mortgage provider, but wasn't sure if they'd cheerfully take my cash and then later shrug their shoulders muttering about "holidays" and "staff shortages" too.

    OP, I went ahead and paid the initial money to a solicitor to get things moving. Means a lot of reports are completed by the time the survey is done and shows the vendor you're committed.

  • Hi all, does anyone please know the average time you have to wait for a survey to be done?

    We had an offer accepted on the house we have been after for ages :j on 23rd July. Saw mortgage broker and paid for survey on 25th July but understand Halifax are behind with their surveys. as yet nothing has been arranged. So far this is holding everything up as I don't want to pay my solicitor £350 deposit to start searches etc until I know the survey is ok, otherwise if any major probs I'd be over £1000 down the drain.

    Anyway probably being impatient but I want to get the ball rolling, does anyone know how long I might have to wait for the H survey to be done, is anyone else waiting for one just had their's done?

    I accepted the offer on my house on 21st May and it wasn't until the 16th July that the mortgage valuation was carried out. This was a long wait, especially as it was just a basic valuation (they had a full building survey done independently). However, once the valuation was done it was only a matter of a few days that they got their mortgage offer. I think some lenders take longer to carry out valuations and surveys because they do all the credit checks etc before organising surveys.

  • It seems a lot of us are in the same boat, its not really. Fair for anyone to have to wait that long is it as during that time there is nothing you can do but wait.....

    I was lucky, i had my offer accepted on a Wedesday, mortgage application made the following Tuesday and the valuation was completed the following Monday. Advantage i had was the flat i'm buying is empty (EA have the keys) and the surveyors are fairly local!

    Our buyer's survey took 2 weeks, our vendor's survey took less than a week on the house they are buying.

    Our survey (valuation & Home buyers report) originally dated by the mortgage assistant at Lloyds as being about 10 days (12th August), then the vendor's EA rang me to say it was booked in for the 20th. I've now received a letter from Andersons (Lloyds told me it would be Colleys) saying they are booked in to do the survey on the 27th... so 25 days from when I ok'd the survey with Lloyds... not good.

    I'm ringing tomorrow to see if they can get things moving quicker.

    Have the lender's surveyor do your extended report in addition to their mortgage report & valuation and it has to be done by a different surveyor - certainly in Colleys case.

    Get Colleys to do your mortgage valuation and choose your own surveyor to do your inspection and you'll get both done quicker.

    If Colleys can't do it, they'll panel it out, hence Andersons involvement. LBG sends nothing outside the group it doesn't have to!!

    So would you recommend I kick up a fuss, get the combined valuation&HB survey cancelled and book separately?

    I need to speak to lloyds, but it sound like it may be that Colleys are booked in for the valuation on the 20th and andersons are doing the hb on the 27th... not that this has been explained to me!

    Just be certain that cancelling and re booking doesn't put you to the back of the queue again.

    Hi

    We paid for our survey with Halifax on 24th July, after a few phone calls to the mortgage advisor chasing the delays.
    Yesterday we received a phone call advising that the survey has been booked for 19th August.
    Mortgage adviser did say she complained to her manager and then to the regional manager about the delays not being acceptable.
    Today we received a letter from Countrywide confirming the survey and a form we had to sign and return.
    I am assuming they have out sourced this as we were advised it would be Colley's carrying out the survey.
    Makes no difference to us just glad it is finally being done! :j
