Debate House Prices

    Not sure what's going on but as a long term tenant I have never expected my LL to do anything other than give me the keys to the house and fix any of the things that are included in the inventory when they break (and of course leave me alone to quietly enjoy my rented home). If I phoned up my LL and asked them to come around to turn the radiators on I would expect to receive a frosty reception (no pun intended...well actually a little bit). Sorting out the utilities including broadband is definitely a "tenant job" unless you have agreed to arrange that yourself in the tenancy agreement for some reason.

    LLs provide a house not a support service for idiots who can't wipe their own rear end. I think you need to be careful about how much you agree to do otherwise you'll be receiving calls saying the plants need watering and the hoovering hasn't been done.

    We were both tenants and landlords at the same time some years back. You pretty much prepare a folder meticulously explaining what to do in every and all situations up to and including if
    a) the tenant needs to find a bouquet of anniversary flowers close to midnight
    b) the electricity company accidentaly delivers positrons
    c) there's a serious unprecedented gravity failure and there's not enough blu-tack to secure the furniture to the surface you've chosen to be the floor.
    d) the government accidentaly moves the clocks sideways instead of forwards or back

    Then it's up to the tenant to sort it all out themselves and only call you if they can't decipher your janet-and john easy-to-understand idiot's guide to how to live but not die in the much-sought-after Casa Zagubov :cool:

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    1. We had no time to fully test the heating before tenant moved in. She first reported one rad not working which turned out to have a jammed valve. i fixed this but at the same time turned of some other rads to make sure the flow was forced through the not working one. Turned these back on, adjusted balance valves and bled them and all ok
    2. When we get the place it had no broadband and bt phone line, not knowing how long it would take to rent I (mistake with hindsight) signed up for talktalk which means min 12 month contract. Tenant was planning to switch straight away back to BT which she used before so i wanted to show her how easy, good and cheap talkktalk are and thus she could just take over the contract rather than there being an uncomfortable discussion over the early termination charges (and I would potentially lose the £70 vouchers and £60 topcashback that I got for switching/being a new customer)
    3. TV plugged into arial socket in the bedroom refuses to tune. Is it not landlords responsibility to make sure arial points are working if they were visible during the viewing and not stated that they don't work?

    And finally the plan (dangerous one I know) is to give the tenant the impression that we are going to be really helpful landlords; when she moved in she was extremely awkward and I am hoping the charm offensive will make her fairly mellow about things and thus less likely to phone up with every little thing and be more comfortable if we say it may take a few days for minor things to be sorted.it may backfire but as the house is less than half a mile away it is not a huge problem to visit. Visiting is also obviously also a comfort for us as it gives us a chance to see what she is doing to the place which is also something we are slightly nervous about having not been landlords for a while.

    The two houses I used to have that I rented out had reasonably OK tenants, though one did ask if they could re-paint the living room. They chose baby pink for the walls and baby blue for the woodwork - each to their own and all that, at least it could be painted over. What really got me was that they painted round furniture and the windowsill behind the curtains when they were drawn, was still white.
