Buyer pulled out of the property purchase last minute - what can be done?

    so why would you think that you should get money from the woman, who has been lied to? And do you not think you might have come across as more genuine if you hadn't come up with the ridiculous argument about the woman being middle aged?

    you may also find the owners of the house you bought might sue you if their agent finds out you sold your flat fraudulently. You are a timewaster to them.
    In the meantime you are not homeless as no-one is buying your flat.
    I remember a certain long thread a couple of years back where the potential buyers moved into the driveway in a caravan. Perhaps that might be an idea?

    Just because someone is middle aged and without children of her own doesn't mean that she doesn't care about her assets nor have someone to leave it to. The fact that you have mentally marginalised this woman's status means you have little sympathy from me. I'm glad that someone spotted the discrepancy that you caused by 'guessing' the lease term and saved her from making a big mistake.

    Ok I admit that the argument about middle aged was too harsh and unfair (I still cannot understand though why someone without dependents should be annoyed with the property rights which are clearly sufficient for the lifetime).
    And of course I will not report her anywhere. I got her phone number from the agents trying to discuss amicably but she did not listen at all and started crying and shouting.
    We are losing ££££ I am afraid so of course I am emotional!

    Assuming this isn't trolling. Perhaps it is the OP that is pregnant, I know I was batpoo crazy at times when preg and I can imagine going through houseselling/buying at such a time is not conducive to calm, rational thinking. (edit: I was typing when the above posts were made! Ninja'd)

    You were given very bad advice by the EA (they told you to put 90 years yes?) so your ire should be directed at them. If they knew what they were doing they would have advised you on how to find out the length of remaining lease. I don't know if there is any legal way to recover fees from the EA but at the very least I think you should cease dealing with them.

    edit: The buyer may not have children of her own, but she may have nieces or nephews. Regardless, the property was not as described and she was well within her rights to pull out.

    another edit: The sad thing is it would have cost about £3 to find out the length of the lease from the land registry. When a lease falls below 80 years it becomes very expensive to renew.

    It is absolutely none of your business about the lady's private life. You should not have contacted her either. She may sue you for harassment. I certainly would. YOU lied on your form and now it has become HER fault. You are being totally unreasonable. The comments about making trouble for her with the Police are tantamount to discrimination and harassment. LEAVE her alone. Get real, you are the one that have caused the problem by lying. I can't believe you didn't know how long your lease had left.

    If you LIE to people it has a way of coming back to bite you on the BUM. She has lost out because of your lie, I hope she does sue you.

    I'll give you a clue re why she is upset you were planning on "playing fast and loose" with her assets...

    Speaking as another middle-aged woman = I've spent the last 60 years building up the assets I have. It's taken hard work, planning, etc, etc and I, for one, have no intention whatsoever of letting someone else be a bit "cavalier" in their attitude of "So what...she will only need the place for x more years anyway".

    I will only need the place I am buying for an estimated 25-30 years and have no intention of selling it. But I do wish to be free to change my mind at some point if I decide to. Even if I came up on the lottery tomorrow and decided to sell the place on I would want to recoup all the money I had tied-up in it.

    Does that make it a bit clearer to you? (...has my doubts it will.....):cool:

    Continuing to write statements like this will win you no sympathy.
    Makes me think that you knew the remaining lease term and lied. You would have been aware of the lease yourselves when you bought the property. This would have been highlighted as an issue.

    Is it the cost of the lease extension that you underestimated when buying the property. Without a lease extension its you that will now suffer the consequences.
