what to offer and would the flooding bother you........

myself and my partner have seen this house for sale on our estate:

it flooded in 2007 as did alot of Hull. we currently live on the same estate and our house was ok. i rang a specialist insurance company and they quoted £550 and said the house wasnt in a at risk zone?
it doesnt bother me to much but i suppose we dont need to buy a flooded house? as we've no house to sell and a decent depoist saved we can keep looking.
if we were to put an offer in what would you recommend? it was previosuly up at £170 last year!

That's an amazing house for the price tag.
I wouldn't worry about the flooding; Hull was particularly hit by floods in 2007 and many houses that aren't in a flood risk area flooded then. (I know someone who lives in Hull and their house flooded).
What do you think the house is worth for the area it's in?

if the flooding issue , is not an issue
I would go for it ,the house looks really nice , 4 bed detached for that price is good in any part of the country,
offer what you think its worth to you , either go in with a good first and final offer, or start lower , you might save 1k or so , you might not0 -
Start at 140? They'll probably say no, but you never know.
As for the flooding, like you say alot of the area was, and if the company is happy to insure for 550, thats not bad
should double check that house and contents, and includes flood damage though.0 -

We looked at a house that flooded in the carlisle floods of 2005. It wasnt too far from here:

If the flood was a case of a bit of inconvenience for a week or two and some new flooring, that would be fine. But its not. If you get flooded expect to be out for a year. Expect every heavy rain for you to run downstairs in a panic and bring everything up.
For those reasons we decided against. I couldnt live like that.0 -

update.......
thanks for the replies. we live on the estate and really like it. recent sold prices are roughly £150-175 for the 4 bed houses.
we started at £140k which was quickly kb'd. we then got our mortagage broker (friend of a friend) to ring and put a offer in for £147 saying we can complete in 4-6 weeks as both us and them have no chain.
theyve come back saying the least they can accept is £150.5k.
we're going to think about it over weekend, the question been do we go at £149k and save the £1.5k or cough up with a smile on our face?0 -
personally I would offer the £150.5k and make it clear that is your final offer , remind the EA that you are in a position to proceed and can get the ball rolling ASAP
