Sellers have pulled out- worth speaking to them directly?

You might have seen that we've had trouble getting a formal mortgage offer, and The Leeds have taken forever meaning we're about 6 weeks in from offer being accepted- and the sellers have apparently pulled out today. They spoke to our solicitors, who very usefully told them that we were 4 weeks away as we didn't yet have a mortgage.
We seem to be closer now, having changed providers, and have told the EA this (who didn't know that they were pulling out), and so here's my question: is it worth us trying to speak to them directly? I do sympathise with them, and want to reassure them that we still have every intention of going through with the sale, and that things should speed up from here, but is this the done thing?

Other things to note:
- They're splitting up and moving into rental accommodation
- As far as I know they don't have anything else on the table
- The EA appears to be an idiot

Any thoughts?

    I would of thought a change in provider made you further away, or at least as far as the vendor is concerned?

    The leeds recently took 18 days from application to offer for us, 4 days of that was our fault as we were away and they required clarification on something.

    You could try and talk directly, but maybe worth going via the solicitor/EA? Have they found another buyer? Just seems odd if they are going into rented to pull out if no other buyer on the scene
  • That's what I don't get, unless it's actually an excuse hiding another reason (cold feet, maybe), I don't understand how this is a rational thing for them to do...

    I really think the mortgage will speed up from here, we've already (in one day) given them everything they've asked for- The Leeds kept asking for more stuff in dribs and drabs, very irritating.

    I'm hoping the EA will represent us well, but my hopes aren't high...

    Unfortunately the EA isn't there to represent you, they are meant to act on behalf of the Vendor and unless they change their mind I'm not sure there is much they can do. Although I doubt they will be over the moon about it, it means they are further away from getting their fee.

    If I were you I'd try to speak to them directly. If they've pulled out because they've got themselves worked up into a state of complete paranoia and for some reason think you're messing them about (you just have to look at some of the threads on here to see how common this is, and where a relationship break-up is involved people are probably already pretty stressed) then you might be able to bring them back down to earth and salvage things. I've done that myself when a buyer pulled out over something completely trivial.

    However... do be prepared for this to just be a convenient and face-saving way for them to pull out of the sale. There may be other stuff going on (they've decided to get back together, or one of them is refusing to sell, or they've just realised they're in negative equity...) But you'll never know if you don't at least try to speak to them.
