offer accepted on a house but want to view another with same agent?

    Yeah nothing wrong with house one, hence we even offered on it at all, we have viewed 40 houses over the last 4 months, this has not been taken lightly, but at no point in the process were we informed of this sellers future plans to delay which must have been known,

    They now have stated unfair timings with minimums on them, so they could drag it on for months whilst they suite themselves, this is why I want to look elsewhere to avoid being crapped on ourselves etc.

    I think you've made your mind up to offer on the new option, and the consensus above supports you in this; if the agent is even half professional, he will talk up your positive points to the new vendor (e.g. presumably your home already sold or ftb, loan agreed, keen to complete quickly, able to press your conveyancer to move quickly...?) rather than dissing you. The EA is obliged to pass on all offers, and will get paid only on completion so can't be happy with a lazy vendor.

    you have made a financial commitment to buying a house
    the estate agent isn't going to kick you out their doors
    Depending on the 2 properties involved they will probably rather you buy the house you committed to already, but if they know you are considering looking else where, then they'd rather still be the one who sells you a house.

    Be honest with the estate agent, don't try and pull the wool over the eyes by getting a friend to book it or anything like that.

    Be sure that the delays you are experiencing are unreasonable if you are going to cite them as the reason, buying a house can take a really long time these days, if i was buying even a chain free freehold property, i would still be expecting at best for it to take 2-4 months to exchange from an offer being accepted, if it's only been a couple of months and you've already had enough the estate agent might see you as someone with unreasonable expectations

    You could say that you would like a back up property in case anything goes wrong with your current one so you'd like to view on that basis?

    I think you have to do what's right for your family's circumstances.

    Yeah Samantha99 I contacted them this afternoon on that exact basis, I did think about the whole its not for me etc, but I'm an honest guy, the delays came about as previously mentioned the vendor just became lazy, they had there house on for 10 months,

    It would appear in my areas the middle market has had a boom, so others were selling and the estate agent sited the reason it had not sold etc was they were hard to pin down for viewings etc, there moving away due to work, however to rented, we had our offer accepted over 2 months back, we had the survey done, and had to have proof a few issues had been previously dealt with,

    Don't get me wrong the house is 95% ideal for us with everything there's the cosmetic / make our own jobs to do, but we are sat twiddling thumbs now, we received a inventory and then on the back it stated they had a wedding planned followed by a honeymoon and I think he's a teacher so the standard 6 week break, they have said although there back in the country at the end of August they require a MINIMUM of two weeks to source rental digs, this will surely take longer than 2 weeks, so we're left waiting on there say so yet again, in no way do I feel I have a say or a hold on these proceedings,

    Thus the constant looking elsewhere, I have viewed 5 or so others, some close to what we want but have held firm on the current offer, its just the new option is on with the same agent so to view I need to go through the explanation route.

    It depends entirely if the new place is better suited to our needs as to how I'd proceed from then on, can I have 2 offers in with the same agent on two places?

    I do appreciate all the supportive comments and understand the objective ones entirely.

    Actually I find this all rather unsavoury. If the vendors are truly stalling then you should just pull out and be honest.

    People talk about it being a massive commitment etc, but the OP thought nothing of offering on a property which they didn't like enough to stop looking!!

    That's like getting engaged to someone but trying out other partners before you commit your self to marriage.

    If I thought a buyer was doing this to me I'd be livid as it's not only disappointing, but it's depriving them of the opportunity to sell to someone else (and possibly you've deprived them of the last few weeks of the busy season).

    I would NOT do this to a vendor. I'd only offer on the house I want and commit myself whole heartedly. If the vendors are messing you about which has put you off buying it then why not rise above it and do the decent thing and pull out?

    Edited to add the OP's last post crossed with mine; I see they truly are messing you around - You should pull out but let them know why.

    Normally, I would be sympathetic to the vendor but I would have lost patience long before now. It seems that the OP does want expediency as well as a value for money. Who wouldn't?

    The only tricky issue is the same ea, IMO.

    But yes, go for it. Pull out all the stops to get the 'better' house albeit perceived. It's your money and no-one will credit you with the same honesty when you come to sell at a price marginally more than your neighbour who has not one but two Velux windows.

    we put an offer in on a property last week , offer excepted,
    this morning the EA of that property rang me to ask if we wanted to go look at another property that they thought matched our requirements ,

    I was gobsmacked to say the least ,

    I have no idea what the reasoning behind this was, the property they wanted us to look at is the same price range , different area that's all ,

    don't worry about viewing another property with the same EA , they have no scruples so will not expect you to have either

    I sometimes wonder if sellers have any idea what the EA get up to ,

    Nothing more sinister than left hand not knowing what right hand was doing. The agent has not updated your details to say you have an offer accepted.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
