Why is my house purchase not listed?

I bought a new build property 13 months ago and it still isn't listed on the databases for sold house prices (net house prices / rightmove etc). The property is mortgaged with First Direct. Houses that sold before and after ours are listed, but those that sold at around the same date are not!

Is this something I should be following up? If so, with the solicitor who dealt with the sale, the developer or Land Registry itself?

We have no problem getting postal deliveries to this address, nor opening bank accounts etc, but it's niggling me as to why the sale isn't listed publicly!

Any thoughts?

    There can be reasons why the price paid is not shown and you can view the exclusions here http://www.landregistry.gov.uk/public/information/public-data/price-paid-faq#m16

    I am assuming it was a straight purchase i.e. no discount or part-exchange for example?

    Thank you for your replies.

    I have dug out the paperwork and have a letter confirming completion of registration and copies of the register etc. All seems to be in order.

    I did part ex my old property with the developer (Bovis Homes), but this was straightforward and a common way to buy a new build. I have done this before with another sale/purchase and the sales were listed online within a few months. Therefore puzzled as to why this one doesn't show!

    tim123456789 - I can see your point but there are no restrictions as to who can submit such a report and if someone does and they are not the owner we do not discount or ignore it

    For example the Nature of problem field has 4 options which includes the Missing Sale point you refer to. Completing the form as best as you are able should be sufficient to prompt investigation - not all of the fields are compulsory.

    I have received a response from the Land Registry. Here is what they say:-

    "The sale does not appear in online sales data as the transfer deed did not quote a price paid figure but quoted the price paid as being ‘expressed in an agreement’ and as such the sales information is excluded from online sales data. "


    Looking at my documents from the sale I can see that this wording does appear on document TP1. This "agreement" was the part exchange that we negotiated with the developer.

    They further qualified, that the fact that the price paid does not appear on any sales data, does not affect the validity of the transaction. Phew! Mystery solved!

    Did you get a good deal from the developer? they may not have wanted the price disclosing to other potential purchasers

    So if you part ex a house with a developer neither the PX nor the NB house shows up in the LR because they don't put down an "actual" price paid for either.

    I can't help but think that isn't at all helpful when compiling the statistics.

    It's not like they can't actually fill in the form with real numbers: AP for the NB and (AP-cash paid) for the PX, is it

    I have family member who part- ex'd and both transactions show up. It is misleading because the builders resold the part-ex at a 30k loss. So the price they paid for the new build should really have 30k deducted to show a true net value. Anyone looking at the new build price would not see the related transaction.

    We did negotiate a good deal, but looking at the prices our neighbours paid, it wasn't vastly different to anyone else.

    The property we part ex'd does not show on the sales date either. The onward sale three months later (from the developer to the new owner DOES show).

    I am happy that all is above board, but I can see that it could cause problems for potential purchasers in the future. Any serious buyer likes to check sales figures for the area before putting in an offer.
