Final house check before exchange

Options
Just before exchanging contracts we'll be doing a final house viewing, here is a list of things I want to check:

taps
light switches
fence
loft
doors / handles
garage door
radiators

Is there anything I should definitely check to avoid any problems once the house is bought?

    If you're doing all that perhaps you better check to see that they haven't taken the boiler and the fitted kitchen as well

    Erm, if there was a problem with a lightswitch or a door handle, would you pull out? What problems are you expecting? What if the switch for the kitchen is off when it is down instead of up, is that sufficient cause?

    Have they said they were leaving these items? If they have, then at least you have recourse after the purchase.

    If not, then would you really pull out if someone took a light switch? Although, If the loft was missing I could understand. Thats quite an important part of the house for someone to take with them.

    I presume you've had a survey? TBH, all those things can be fixed for a £100 tops.

    You need to be 100% sure about -

    + planning applications which would reduce amenity
    + outstanding disbutes
    + boundary is correct
    + any rights-of-way/covenants
    + trees too close
    + subsidence
    + poor roof/rotten joists
    + water damage/damp
    + C/H boiler OK
    + DIY electrics

    I would be thinking along the lines
    Where will we put the beds,sofas,TV
    Are there enough sockets in the lounge,kitchen,bedrooms.
    What do we want to do to this property IE extension! knock walls down etc.
    Is the boiler OK and had a service or Gas safe check

    Erm, if there was a problem with a lightswitch or a door handle, would you pull out? What problems are you expecting? What if the switch for the kitchen is off when it is down instead of up, is that sufficient cause?

    Never bought a house before and it basically mentions to check everything in legal pack we got from the solicitors. Of course we wouldn't pull out if a light switch or door handle had a problem but I may ask for some things to be fixed at least.

    On a semi serious note, i spent far more time and effort buying a second hand car then i have a house. We have had two viewings, a total of maybe 30 minutes inside a property i am spending £250,000 on.

    Just try everything that can be switched on or off, check water pressure, flushing, showers etc, when people view a house they walk through quite quickly, there eyes do the work, now have a feel and prod, you'd spend more time buying a second hand car, so fine tooth comb time, and above, check out lying areas, best of luck, but don't be worrying as with everything minor tlc may be required.
