Never bought a house before and it basically mentions to check everything in legal pack we got from the solicitors. Of course we wouldn't pull out if a light switch or door handle had a problem but I may ask for some things to be fixed at least.
Perhaps it's just me, but if my buyer wanted to come round just as we were about to exchange contracts and started to tell me to get things mended I'd not be amused. At this stage in the process I'm thinking about packing up my worldly goods and getting the place lovely and clean for the new owners - not rushing around tightening door handles etc.
I presume you have had a survey which has ascertained there are no major structural or other problems?

A final check before exchange is an excellent idea, but not to look at taps and light switches. At this stage, you're checking that nothing terrible's happened since your survey - that the place still has a roof, hasn't caught fire, doesn't have massive water damage etc. (Plus, if your vendor hasn't cleaned the bathroom or mown the lawn since they accepted your offer, the prospect of you coming round should give them a kick up the bum so they tidy up and you have less of a mess to deal with on moving day.)0

BUT if they haven't mowed the lawn or cleaned the house you will just have to take it on the chin and get stuck in
stop worrying abut things that do not matter , it could be weeks before you realise one of the door knobs works loose after 30 turns
or the light bulb might blow the first time you turn it on , not a lot you can do but replace it
its all part of owning a house , things happen
