Hi,
I need an opinion from people regarding the End of Tenancy cleaning.
Me , my wife and my 1 year old son have been in a house for the past 11 months and we are now moving to another house. (Reasons problems in the house, radiators not fine, etc etc)
The house i am vacating is a 2 bed, 2 bath carpeted house.
So, my question is ,
Can the agency prove that it is not clean , because they do not have any photographs prior to the tenancy saying this is how it is ? But I do have a proof saying that this is professionally clean ?
Generally what do you folks suggest. I intend to spend one whole day doing this mainly because the cleaners quote £300 !!!!

I am doing the End of Tenancy cleaning myself, firstly because the house is NOT in a state of mess and can be cleaned by one person.
-
The Carpet was not shampooed and professionally cleaned when I moved in (which has been mentioned explicitly in the Inventory checkout)
-
Now, the only hard part I have to go through is the cleaning of the windows interior and exterior, for which I believe will buy the tools
-
I intend to take the photograph of the place, once I clean it to prove that it is sufficiently clean.

Go by the description in the check-in inventory. That should be absolutely accurate even where there are photos available, and that's the state you return the property in.0

I just paid for a clean for £100....and I did six months ago too for a different house, when I sold that.
Agency will probably try it on, then again mine just did two weeks ago when I had a professional clean so you cannot win either way. The reason I paid was to have the evidence in case of a dispute.0 -
You do not need proofit was 'professionally cleaned'.
You need to leave it at the same condition as you found it.
If the carpets had not been shampooed, you don't needtoshampoo them.
If there is disagreement about how it was when you moved in, the onus is on the LL to prove it was cleaner at the start than at the end.
The inventory is the key (but not only way) to prove this. So see what it says.0 -
Thank you all for the response.
This professional cleaning stuff is really a headache. As per the inventory report, there is just one word in the document which says "The property is now being professionally cleaned". "The carpets have just been vacuumed"
So, I believe I am going to do the cleaning myself and take photographs to evidence it if it comes to dispute.0
