Cleckheaton and Mirfield (Last one ... promise)

Found another possible house to buy. After exhausting Morley, Tingley and Outwood, looking at Cleckheaton and Mirfield.

Views please, good or bad.

    How did they seem when you visited?

    Did you get to meet the solicitor/conveyancer who would be handling your purchase?
  • The solicitor is not based locally (we are moving from the South West). We spent most of the day yesterday viewing houses, but both towns seemed to have decent town centres. However, with being so far away, it is difficult to spend a lot of time in the areas hence why I hoped to get the opinions of people who live/lived there

    Why not find a solicitor local to you.

    Much more convenient especially if you've already had a bad experience and are now contemplating one you know nothing about.
  • I have no issues at all with my solicitor. He is handling my sale and doing a great job.

    The question is simply about these 2 areas and what they are like to live

    I grew up in Cleckheaton and now live about halfway between Cleckheaton and Mirfield.

    Cleckheaton is convenient for commuting to Leeds, Bradford, Huddersfield and Manchester (at a push) and has good motorway links. It seems to be a mostly family area and the schools are pretty good. Some areas/estates are a bit dodgy but overall I think it's a good place to live for working families. Cleckheaton hosts a well attended Folk Festival every year.

    Mirfield is a little more expensive, the schools are also very good (esp towards towards the east side of the town, eg Crowlees). It also has a train station but I don't think it's quite as convenient as Cleckheaton to get to Leeds/Bradford etc.

    Both have nice town centres with amenities. This area isn't a fashionable as say North Leeds but I do think the property is reasonably priced. Oh, and my husband (who has relocated from the South) agrees that the people are friendly and welcome newcomers.

    The Spen Valley also has a lot of history with the Brontes and the Luddites, etc and has a few museums in lovely old houses. It depends what you are looking for really.
  • Thanks. My only real reservation about Cleckheaton is the lack of a train station as bus to Huddersfield and Leeds seem to take a long time. We are from the both originally but not this part of the world. I have missed the friendliness of people having been in the South for 11 years.

    Mirfield will be the easier commute to Huddersfield by whatever means.

    Into Leeds, both about the same by bus, Mirfield for the train (bring your own crowbar), and (possibly) Cleckheaton by car - nearer the M62 and few miles less by A roads, but depends what time you travel and where in Leeds you're aiming for.
  • Thanks. So the Mirfield train is a squeeze I guess.

    I will be working in Heckmondwike so Cleck is probably that little bit closer, but my partner will need to get work as a PA so Leeds is probably her best bet and she seems happy enough to do a 35 minute bus journey to Leeds. So as long as Cleck is a nice enough place, looks as though that is where we will buy (or at least offer).
