Has anyone ever canvassed in a road where they wish to buy?

I'm thinking of posting leaflets in couple of flats of road I'm interested in but not quite sure best way I word it without sounding desperate or nutty!

'Hello, I'm a first time buyer looking to buy 2 bed ground flr property, should you be selling in near future, please do not hesistate to contact me. Thanks sterling tel deets'

    I haven't, but where I was before, I sold my house to someone who put a card through my door. It's a few years back now so I can't remember the exact wording that appealed to me but it was something along the lines of:

    I am a genuine buyer looking to buy a house in this street. I have funds in place now and am willing to pay market value for the right property. The benefit to you is that you will not incur any agent or marketing fees or have lots of people visiting your home. If you are looking to sell now or in the near future, please call me (name) on .....
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    My sister did this... She knew that she wanted to buy in a particular block but the right flat was not appearing through Estate Agents, so she leafleted the whole place. Fairly soon afterwards, she was contacted by someone whose elderly relative living there had just died, and she ended up buying from him.

    Have read several successful stories on here.

    Did see a dodgy board in a nearby high street saying someone was looking to buy properties with a name and number. Nothing specific. Obviously some scam or other lol!

    I would add a line saying that your search has so far been unsuccessful so you are contacting homeowners direct in the roads you're most keen on/that appeal to you most. Doesn't sound scammy then!

    Get a cheap mobile or PAYG SIM and use this number for contact. Then ditch it once you're done.

    I sold my parents' home after their passing to someone who leafleted the house. It was in a small village, and they'd obviously heard on the grapevine of the circumstances.

    I did once, shortly before buying my previous home, but the sellers, an elderly couple chose not to contact me directly but pass on my details to the ea who they were going to list the house with a couple of weeks hence. It just turned out to be the ea who I'd just sold my house through, so as soon as she saw my name, she knew just who I was!

    But that was the only response my leaflet had brought & my friend & I had distributed quite a few leaflets too & I'd hoped for a little more response.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    out of interest if there is a particular property of interest is it still ok to canvass just that house in block?

    I did this and had quite a few responses. I just added my email details to the bottom of the letter.

    I am contacting you with a view to enquiring about your house. I am looking to buy in the area as I have a child who I wish to attend one of the local schools, but haven't seen anything suitable on the market as yet. I have decided to drop leaflets through to houses in the area in the hope that I may find the right property directly.

    I have recently accepted an offer from a first time buyer for my home. I have a solicitor in place and a mortgage already approved so can move very quickly if I find the right house.


    I am looking preferably for a good sized 3 or 4-bed house for our family. If you feel you would be interested in selling your house directly to a buyer like myself, thus avoiding estate agents and their fees then I would be grateful if you could send me an email to discuss this further.
