Selling our flat/home report

Hi all
Our flat went on the market on Thursday last week. We're in Scotland so had to have the home report done before it went on the market and we were really chuffed with what was in it...everything was listed as 1 apart from the outside of the windows (old tenament flat so paint flaking away etc).
We've had a couple of viewers so far and one couple even came back for a second viewing over the weekend. They asked all the right questions and seemed really keen. But we've heard back from the agent today to say they won't be making an offer as they think the home report is 'too good to be true' and surely there should be more 2s on there.
We're baffled as the flat is obviously in really good condition, we've worked hard on it and surely nobody can possibly think the home report is less than honest??
It's only been on the market a few days and we have another 2 viewers tonight so we weren't relying on these people to make an offer but it's made me feel a bit blah.
I suppose my question is has anyone ever had cause to question a home report before? Why would anyone suggest the home report wasn't accurate? Were they just time wasters??
PS. This is the first time I've ever sold a flat so I'm probably being a bit neurotic...please go easy! haha!

Ignore them and move on. If they decide your flat is for them, they'll be back. If not, you don't want to deal with them anyway. The General Public can be a fickle beast at times.
If they think your surveyor has been negligent in his duties, the HR legislation outlines what recourse they have against the surveying firm (which is 'none', until they suffer some loss from the deficient report, and they can't suffer any loss until they spend some money buying your flat).
If there are specific aspects to your flat that they think should have been 2s, not 1s, you could ask them to detail them, but refer again to the first para of this post first....0 -
Thank you for replying. You've said pretty much the same as my OH...ignore them and move on...their loss. I'm really trying to do this but I just want to know what they thought should have been a 2. The agent did ask that question and their reply was 'nothing specific, the HR just seems too good to be true'. It's just frustrating!0

I'm sure many people come up with a load of waffle just to get the EA off the phone... move on, it sound like you'll have no problems selling.0 -
Guess it's possible they were just trying to get the agent off the phone. But it's in total contrast to the types of things they were saying to us. The only thing on the HR they questioned with us is why the heating system was switched off at the time of the report (25 degree heat!!) but we showed them how to switch it back on and they seemed fine with that.
Never mind, chalked up to experience and can now focus on the viewers we have this evening!0
