Zoopla estimation is a finger in the air (vaguely mathematical based other sales, but I certainly wouldn't base any offers on it!).
Compare against recent nearby similar SOLD properties.

Zoopla can have big time lags that might not be a true reflection of the current market. I live in a terraced street in east London. Highest sold price is around the 340000 according to Zoopla. 4 houses on their key between 375 - 450 on the road all sold within a week. London is crazy at the mo and with 30 viewings I would be surprised if you got this below half a million

I live between Ruislip Manor/Eastcote. "Good" properties don't come on the market often. Most of my neighbours moved to their properties over 15 years ago! It might give you the idea why there are not that many suitable properties. Another possible area (where to look for a property) is North Ruislip or Eastcote. But (especially North Ruislip) you will be a bit further away from tube station (I mean walking distance)0

Seeing pictures provided via the web-link, the property looks in "ok" condition...Basic decoration would do, you could move in straight away...But - you are not in the best buying position - as you mentioned, you need to sell first...0
