    First time buyer! Solicitors are hoping to exchange 5th of Jan! Could be unlikely?

    5/12/17 - Offer Made & Accepted
    11/12/17 - DIP Approved
    12/12/17 Full application submitted to Natwest
    12/12/17 Natwest Approved with Credit Checks
    13/12/17 Valuation Fee and Application Passed to underwriters

    Been reading these posts for a few days now and i just want to clear something up, here’s were we are at so far;

    6/12 Recieved our AIP (soft search credit check)
    8/12 reserved a off plan new build
    11/12 payslips and statements sent to broker
    12/12 broker said he has sent them off to the underwriters... does this mean he has filled out our mortgage application form and sent that to the underwriters?
    He said we should have recieved an offer by friday 22/12 but also said not to pay any solisitor fees as of yet... so basically, so far, all i have done regarding solistors is rang around for quotes and made our broker and bellway homes aware of who we are using. Does this sound right? Im sure it is they seem a repertable broker firm but from reading other peoples timelines it doesnt seem the norm.

    Is it possible the broker has sent our docs or application form to a number of brokers? Not sure how this works

    If we pass a soft search credit check does this mean me have fully passed a credit check? I know the lender will do a hard search but as far as im aware a hard search just means it leaves a mark on your credit file, not sure if it means they go into further detail or not

    Im running out of finger nails to bite, im going to start chewing my fingers soon! Very nurve racking.
  • So excited to be able to move over to this board. Our timeline so far:

    9th Nov AIP

    13th Nov 1st and 2nd offers rejected

    15th Nov 3rd and final offer accepted

    17th Nov solicitor instructed

    20th Nov App submitted and immediately declined due to late payment (long story)

    21st Nov-24th Nov battle with utility company to get late payment removed, successful!

    27th Nov-4th Dec trying to get another AIP as OH's credit score took a nosedive due to above issue

    5/12 AIP and app submitted

    6/12 request for a few more documents not initially provided, immediately scanned and emailed

    14/12 Update - mortgage offer confirmed verbally today, should have a hard copy by Monday...so relieved!

    Believe it or not Leeds Building Society, we read some really bad reviews after app submitted but...touch wood...they've been really good for us!

    So ours has gone like this (this is all new to me) so far with Leeds Building society on a new build that they want us in by end of Jan:

    8/12 AIP
    11/12 - Full application made (ID checks and Hard search done)
    12/12 - Leeds BS request signed letter from father showing his portion of gifted funds.
    14/12 Valuation carried out
    15/12 Pack from solicitors has arrived
    15/12 Request from Leeds BS for a letter from work with my return to work date (23rd December) and confirmation I am fit to return. (I previously supplied a FIT note signed by doctor)

    My worry is I've been off work for 3 months on full pay (only one payslip shows sick pay (long story) but also quietly hoping that this will be approved now they've got the signed letter. Anyone got any experience of this?

    From your experience with Natwest, did they ask for bank statements?
    We are in the same boat, I get paid weekly, partner monthly, I sent my broker 13 of my pay slips and 3 for my partner but Natwest have requested more as the broker only sent one of each of our slips to Natwest.

    Just wondering if anyone can shed any light on what's going. Our mortgage application was made last Monday, valuation was instructed immediately, I know this is standard with Santander. We have had various documents asked for and submitted, and the valuation is booked in for Monday. Would they book in the valuation if they weren't convinced with our application? Seems a strange way to process the application if so.

    Also checked my experian, equifax, and call credit last night and no soft or hard search is showing on either?

    Can't help you with top bit, but Leed's BS did two searches on us, an ID check and hard search on the 11th the same day we submitted it. I guess they all do things differently but I'm glad the checks were sorted straight away.

    AIP 01/12/2017- ID and hard checks done
    AIP increased value 11/12/17- ID and hard checks done
    Offer accepted 12/12/17
    Solicitor instructed 13/12/17
    Mortgage application submitted 18/12/17- home buyer's report fee paid and initial payment to solicitor
    19/12 valuation and home buyers report booked for 09/01

    .....and so, we now wait!!!
