Just a little update: We have instructed solicitors yesterday to do searches and paid £200. We did ring our lender asking to track the case and mortgage processing team guy said that it's only the time question, when offer will be issued. They only received my marriage certificate yesterday, which was only (I hope) missing document. And he also stated over the phone, that it can't be declined at this stage., Hope he knows that calls are recorded haha
So waiting game again now...but he said only couple of days though.***Twins mummy***0 -
You haven't got an offer so I'm sure they can decline still?!? They could withdraw the offer after if they really wanted too.0

Don't' know why he said that, but I definitely said - can it be declined at this stage and he said "no" and also said that all checks have been done and only need to sort the paperwork. I understand that it can be declined even after we have an offer, so it means they don't have very qualified advisors there.
anyway it wasn't really the reason why we have to instruct solicitors...our lender wants us to move in around 14th of June, so we have around 1 month time only...***Twins mummy***0 -
We should have exchanged today however Leeds have still not come back with an answer. We were in final offer checks of 3 working days but they have said its now 4 working days. We should have an answer by tomorrow. We then need to exchange within 7 day.
We need to hand out notice in on our rental by 1st June so hoping to move around 16th.0 -
Been reading for a few days so thought I'd post my progress
Was living in a property I was renting from a friend then he decided very suddenly to sell the house so as I liked the house panic ensued as I attempted to buy it. Agreed a price with my friend.
28th April - Discussed options with MA
29th April - AIP with Principality
29th April - Friend almost loses house he is buying to a cash buyer, so a family member offers him cash that day for his house to give him funds to counter the offer. So I lose the house
9th May - View house a friend of a friend is selling, love it!
10th May - Make offer, 2nd viewing, in person agree a price
16th May - Full Mortgage application submitted, solicitor appointed
Vendor informs me the valuer has arranged to go to the house Thursday (19th)
Couple of questions for you knowledgeable folk
Does a valuer being sent mean I have passed the required credit checks? also have anyone dealt with the Principality recently and know how long they usually take to go through the process.
Little update from the MA, Principality have already underwritten my case and will offer the mortgage pending the valuation that takes place tomorrowNervy few days ahead!

I'd like to know how long it usually takes from when you submit a full mortgage application to hearing anything at all? It's only been two days since I submitted my full application to Barclays but I've heard nothing at all and the trackit number they gave me doesn't work.
I suppose they're just submitting it which takes a few days and then the trackit number will work. I just expected at least an email by now confirming receipt of everything.0 -

I think it totally depends on the lender as reading on here everyone is different. We submitted with Halifax and the day after it was confirmed it was approved subject to valuation which took place a week later and then the offer was issued the day after0
