    It was a bit slow and I lost interest, the landlady with the green nails just seemed a bit dim to me.

    Very wise, and my own approach too.

    Most letting agents are more concerned with their commissions (from LL AND tenant) than with who they let to.

    And there is no check they do that a LL cannot do, better and cheaper).

    Plus a LL can be more flexible and use an element of intuition.

    As others have pointed out, the problem is LLs who don't do any proper checks.

    What do you think?

    Do you think that someone who wanting paying their rent whilst under threat of eviction is going to pay it once they have been evicted?

    Like others I have little sympathy here

    both the "girlies" waited far too long before getting professional advice about evicting their non paying tenant. They only had 12 months arrears because they waited 12 months to evict

    And "HMO Daddies" MO makes no sense. You have low quality property that only attracts HB tenants and then set the rent above the level that HB will pay thus having the expense of evicting people who don't make the top-up payments. Wouldn't it just be easier to set the rent at HB level and have an easy life?

    Though given LA's propensity to issue S21s when they have absolutely no intention to proceed to evicting the tenant, there does need to be further system in place than just relying on the S21

    The council used to send us a follow-up letter with a few questions, and we would confirm that it was our intention to seek possession, and they used to accept that, which is a bit different to agents who send s21s a few days after the tenancy starts, which seems a bit or a weird practice to me.

    It's to avoid the possibly that they might forget to do it exactly two months before in the few cases where the LL is only letting for 12 months (plus time taken to evict :rotfl:).

    There are many temporary LLs who have horror stories of this happening.

    After seeing this thread last night I decided to watch it on Iplayer and was quite shocked at how stupid some of the people were.

    The lady with green nails (Anna I think) really rattled me. It was obvious she thought she could make money out of being a LL and not having to do any work. Apart from how long she waited, towards the end she accepted she had got into rent arrears with her own property. Whilst I understand she had a mortgage to pay on the BTL surely her first priority should have been her house. Did that really make her any better than her tenants as her LL may have had a mortgage to pay.

    HMO Daddy reminded me of someone who would end up bankrupt if the market crashed again. He freely accepted he owed a lot of money to the banks and was planning for property prices to double in the next ten years.

    I think too many people see BTL as an easy way to make money but don't have contingency plans. The other problem is that due to a lack of social housing people are forced into private renting and as they are often desperate also accept poor conditions.
