Stage Your House To Sell Quickly

Hi,

I'm an interior designer and since selling my house last year I've been advising quite a few clients on the need to stage your house properly when selling - the difference it makes in time to sell the house and getting the price you want is MASSIVE.

I just wanted to share some quick simple tips - that I'm happy to expand on if anyone is interested :)

First and foremost when people view your house they want to be able to see their life on your house - so remove clutter and personal items. This is really important for the bathroom/toilet as people don't want to be scared to go in for fear of what they'll find!

Related to this is to clean - make sure your house is shining and get rid of any clutter - if you have a lot of furniture then think about renting some storage (especially if you need to move to a bigger house) - people are looking for light and space and lots of dark furniture crowded into a room is going to give the opposite impression.

You've heard it before, but it's really true that neutral colours are the best - a coat of paint is an easy win and will really get results.

Lastly - don't forget the outside - it's the first thing they see and first impressions stick!

    lol.., I'm sorry but this isn't new.., its just that people don't always follow this kind of advice. See the House Doctor series etc.

    But if you can make a living out of stating the obvious then give it a go.

    (You should also have evidence before stating " the difference it makes in time to sell the house and getting the price you want is MASSIVE" I'm not convinced)
  • As a newbie, I've got loads of good advice from this site so just wanted to share something.

    It wasn't my intention to annoy or state the obvious - I find that people often just don't listen to the advice and really thought it might help. :)

    The American homestagers will happily tell you that a staged home will sell for, on average, X% more, and Y days sooner than an unstaged one, but since we don't have a home staging 'industry' to the same extent as the Americans, we probably lack the record-keeping to define figures for ourselves.

    I don't think it's unreasonable to extrapolate that there will be similar benefits to UK sellers, but ....

    I lived in California for two years and the Realtors (us EA) had their own 'stagers' as part of the package. I had 2 toddlers and a baby so they sent me out for the day. When I came home I didn't recognise it! Every table, room, corner, area - Staged as if I was expecting the Queen to turn up! Trying to prevent my kids from ransacking all their hard work was a nightmare! Fortunately, there was an open day a couple of days later and the house sold straight away.

    I wouldn't count figures from the people trying to sell their services as the most accurate in the world.

    Lol.....and blooming ugly too unless in a warehouse-style apartment IMHO :rotfl:

    Our current house had all the internal stone walls exposed when we viewed it. The vendor had decided it made this quite grand Georgian village house more *cottage-y* - it looked vile and we're currently in the process of re-instating plastered walls as was originally intended ;)

    As for *staging*, I agree that some home-owners don't know the first thing about presenting their properties in a clean and tidy state for sale, but do think this whole *de-cluttering* and *de-personalisation* thing has been taken too far. Personally we love colour, pattern and interest and always present our homes as we've lived in them.......and they've always sold quickly - usually because they are eye-catching and stand out from the bland crowd. On the one occasion we listened to our EA who advised us to tone down a couple of richly coloured rooms, our buyers informed us they'd have preferred us to leave it how it was :o
