Just to note, incidentally I received a letter stating that there were Antisocial complaints lodged against me by the LL from the weekend.
This is the very reason I called the police up BEFORE I went out there. But the lady from the LA is coming to meet me on Monday.
Despiteme asking her to send me a bulleted list of 'complaints', which she said she would email me with, she decided to go on leave until monday... So now I'm stuck in the unknown...
How do you handle an agent that does that? I'm really confused and don't quite know how to handle this as they're MASSIVE in Kent. They're a subsidiary of an organisation which usually deals with social housing. Oddly they decided to go private and open the letting agent I'm with at at the moment.
I'm tempted to call up the manager and ask, but I don't want to stirr up the bucket more than I have to bid me some time.
So from from waht I've been told, the WORD scenario is that I'll get a final warning (the initial was being attacked by my high (as in drugs) neighbour) but because I retaliated, we both bot the no no. and now this. :-/0 -
adrihd - having searched the address you are presented with the option to register your own details and then buy the information.
I recall that G_M advised to buy the leasehold register and plan initially as they will reveal the extent of the Flat involved. Whether you then want a copy of the freehold or not I do not know as it may be the garden ground you really want?
When you search the address I am assuming you get a list of available information for the freehold and then 4 leasehold tenures? You need to select the leasehold tenure for your flat.
If you are unable to work this out then post your email address on here as a separate post and I will contact you direct and try to steer you in the right direction. You can then delete that single post to remove your email address“Official Company Representative

super thank, as I can't seem to find the right place to get these (and am happy to pay for the lot), I'll have to. Do you mind if I PM you with my email address? I think it's against rules for new users to post any for of webcontact i.e. website links and email addresses. To date I've been warned about posting links and being new when I tried to post other pictures i.e. contract excerpts.0

i can confirm that any contact made now stays clearly linked to this contact and that you won't be bothered hereafter unless otherwise asked by yourself or another senior member of the forum on MSE.0

Given the information stated so far, I suspect that the 4 flats will have individual leases, and the garden will be retained solely under the freehold. That puts it some distance from the OP's AST.
Even if the leases allow some reference to the garden, it's still not guaranteed that the AST will reflect this. Or that a challenge to it reflecting it would stand up in court.
There are also a few red-herrings early in the thread that are worth pointing out.
1. The planning process probably won't refer to existing rental tenancies - the individual tenants have the same rights to object as anyone else, but there is no "special" interest there.
2. Any altercation with any agent of the LL is bad news. They are acting with presumed legal authority, and tenant's rights exist in civil, not criminal law.
3. The basic premise that a tenancy might serve to protect from garden-grabbing by the LL is probably fundamentally incorrect.
4. I suspect that planting plants in someone else's land probably ends your ownership of them. (Would be interesting to know).
5. Tenants' rights over the physical land and buildings of their tenancy are fairly limited.
6. Links between the ownership of land and buildings and any tenancy may be very informal. If a particular aspect of the tenancy is important to you, it's vital to get the issue into the Tenancy Agreement to the necessary level of detail.0 -

I think you've got a good chance that the person from the letting agency that is coming to see you on Monday is going to give you an S21.0 -
@Cornucopia: this hasn't been confirmed yet. I dont have the paperwork which confirms that.. BUT, on monday I'e got a meeting with the letting agent who aparently has copies of the Titles etc.... So that's going to be interesting.
On top of that it took ALOT of coaxing and this whole 'fandango' to get this from them. It makes me wonder if all letting agents even bother checking the Deeds/Titiles etc...
@griffers: VERY GOOD POINT! I'll hunt it down now! (edited) thanks for that, that didn't cross my mind! Keenly spotted!0 -
