Selling House - Need Advice Please

Husband and I have decided to sell our house, but I would like some advice please.
On the buyers and sellers form it asks if you've had any disputes or know of anything which might lead to a dispute?
My husband (who owns the house) has not made any complaints about anyone in the road, but we dont get on with a mobile mechanic who lives 3 doors away.
We have experienced problems with parking with him (police were called and matter was resolved).
He's a nasty piece of work so we avoid as much contact as possible.
Can we just put on the form that we dont get on with this mobile mechanic due to a clash of personalitities?
Mobile mechanic was blaming us for a complaint made to local council, but my husband has never actually reported him.
Also we have another issue in that begining of this year, we had to replace the front bay window due to someone smashing the car through.
Everything has been repaired, and a new front bay window installed, this is the problem.
The builder did not purchase the bay window with a FENSA certificate.
Do we need to apply for retrospective planning for this??

If an official complaint was made or police called either by you or said neighbour you will have to declare it. I would expect you would need to declare it was a parking issue rather than gloss over with the expression "clash of personalities" as that can conjure up all sorts of possible problems/issues to potential buyers.
I'm not sure about the window aspect, but if it's going to cause any problems is there any need to admit to the window being changed in the first place. I've never needed planning permission for new windows, even in a conservation area (as long as style of windows were as close to originals as possible).The bigger the bargain, the better I feel.

You are correct that it was a parking issue which police helped resolve. We've also had white access lines painted across the drive.
I however did make a complaint to the Council about him doing car repairs on the side of the road, he was sent a letter, and he is still doing it. Council have not spot checked him.
As my husband did not make the complaint, it was me, do we need to say!?
With regard to the new front bay window, it does clearly state on the form have you had any new windows installed after a certain year? Again we have no FENSA certificate as builder failed to obtain this when he purchased the window.

Don't apply for retrospective anything, or alert the council/builders/whoever... it can probably be resolved with an indemnity policy (by you through your solicitor), but if you alert the builder(?/whoever), it means you won't get the policy.

You certainly need to declare the complaint against a neighbour. For one thing, remember you were posting angrily that the people you bought the house from did not declare it (even though there is no evidence they had a problem with him): to not declare it now would be unjust in the extreme. In addition, you have made it an official complaint by involving both police and council. This is easily traceable. Not declaring it could end up costing you very, very dearly indeed.
On the window, you probably have no difficulty, if the window was replaced on a like-for-like basis. If not, it's most easily described as "damaged window replaced", and let them follow it up if they choose. Again, a complete denial would be dishonest, and might (just might) lead to costly repercussions.0 -

Was this 'smashing the car through' the bay window purely an accident or something recriminatory as a result of the issues with the mobile mechanic?
My take on the installation of new windows is that you either have to have Building Regs or a Fensa certificate.......but maybe if you have merely *replaced* like for like it doesn't count?Mortgage-free for fourteen years!

BUSTED :mad:..... even before I'd posted... I've just spent a warm hour or two in the conservatory, writing this up as a pst for tomorrow ... and asking for advice on relocating my mobile mechanic business to Royal Berkshire, wondering if I could find a property with a price reduction in that area, but needing only one viewing, yet four weeks between exchange and completion.
Oh, I was considering mentioning I had a caravan I could use in the intervening period before completion, but that seemed a bit... familiar (and above my posting grade).
Dash and darn it, mrginge, I'll have to do some work tomorrow morning instead!
