Living in Limbo Land - waiting for Exchange of Contracts

  • In the hierarchy of Solicitors where to Conveyancing Solicitors stand I wonder?

    Our Sol told us that we were all ready to exchange three weeks ago with completion scheduled for tomorrow. It then turns out that the first buyer in the chain was only actually ready last week. Our Sol finally tells us that tomorrow is off. Everyone had their contracts at their respective Sols on Wednesday ready to exchange, with the 20th now the most likely date. Then our vendors Sol doesn't respond to our Sols phone calls and the latest situation is our Vendor and her Sol are playing telephone tag.

    The usual remedy of threatening to pull out won't work for us as our vendor would probably be happy to pull out:mad:

    I've lost count of the number of times I've called the removals company who, when I last spoke to them, only had one slot left for the entire week

    Well have hope guys. We were ready to exchange for about 6 weeks, but the top of the chain wasn't. We viewed the property on 7th Feb, and ended up exchanging at the end of May. For two weeks we were waiting to exchange 'any day now'. When we finally did I was more exhausted than excited, but it happened in the end! We complete on the 25th June and I can't wait for this whole nightmare to be over. Good luck everyone!

  • still limbo land for us to spent every day phoning EA and solictor chasing everyone buy to let at the bottom of the chain holding everyone up so monday is the deadline for completion and hopefully exchanging on fri

    It was the BTL at the bottom who was the last to sign their contract here. Had questions about the management agents for the flat they are buying, pity they weren't resolved 2 months ago. I was concerned about the news stories about rents not covering mortgage fees and the possibility of the BTL quiting, but they're still in the game. Whew!
  • just heard that all is go for completing on fri even tho our sol has just spoken to our buyers for the first time today! goes to show that persistance is the key and all our continious phone calls have payed off - well fingers crossed :j

    Another one here in limbo land with you. Offer accepted end of feb and looks like a proposed completion date of the 5th July. Our whole process has been littered with "if you don't do this, then we'll do this threats". I jsut feel so so sorry for the FTB buying my house!

    Our sellers are driving me nutty, for example they went on hols for a week, giving us only 4 days notice and said that if we didnt get the survey booked in for one of those 4 days they'd pull out (we didnt as mortgage app had only gone in a few days before).. shockingly they didnt pull out, but they also wouldnt allow the EA access to the property for the survey to be done which delayed us another week!

    Now my mortgage app has been in for 3 weeks with no offer as they claim my employer won't return any calls regarding my employment status (I work in HR and sit right next to the person who takes those calls and i know that they have made no attempt to call yet. raaaaaaaah (what a moaner i am lol)

    I'm jsut dying to get into my beautiful new house and have a nice bath in my new bathroom! I jsut keep picturing that :j

    It comes as quite a shock when the Sols assistant phones and says 'all the legals have been done' and I say 'what about the Exchange of Contracts' and she says that's it, done'!! Glad we never had any 'threat's, it was bad enough without that.

    Completion date Wednesday week, managed to get that last slot for the whole week with the removal firm. Tomorrow it's time to book the Internet and phone installation, get the mail re-direction arranged and cancel the next payment on the current mortgage. Hurrah!!:j

    Just visited the place we're buying to check where controls are and measure a few spaces to see if furniture will fit. Almost everything is in boxes now so we're going away for a few days staying with relatives to recover.
