All ready to exchange and complete and we've now been told that sellers are going on holiday and we can't complete until the middle of August! Consequently, this delay is going to cost us an additional £800 in rent. Surely, this should have been stated at the start... Your views would be appreciated. Thanks

You've not completed, so revise your offer down £800, see what they say0 -
Sadly it is what it is! You can't exchange until a date is agreed for completion. So you could exchange straight away and complete when they are back. Sadly sometimes we just have to agree to get the process moving. It may cost you additional rent but it would have cost you for your mortgage anyway (unless no mortgage of course)0

So presumably you haven't given notice yet (are you on a periodic tenancy and need to give one month's notice coinciding with the rent date?)
I am afraid that when you are renting - and the advice is never to give notice until you exchange - you will normally have some sort of overlap. This is better than giving notice and then everything falling through.
Look at this way - you may still be paying rent but you won't be paying the mortgage.
Completion date is not normally set until the exchange of contracts.

Its 12 July today. What date do they mean by "middle of August"?0

The main reason we went for this house was their was no chain either side! Our rent is astronomical so we exchange, give our 5 % deposit so we lose out on interest while it sits in the account of the solicitors for a month and pay additional rent while they go off on their break! Sorry rant over....0

Also, we have been advised to take out both buildings/contents insurance also the additional life insurance so we pay that out from exchanging and they are looking to complete 19th August!0

5 weeks, 3 days then.
I guess they didn't think it worth mentioning a few days extra time at the outset because its not very long and wouldn't have been aware of you having a particularly high rent to pay for that little extra time. Maybe they thought it would take a week or so longer to get to the point you're now at anyway....
I'm guessing most sellers wouldn't think to mention it either unless the "gap" was going to be up at 8 weeks or longer. I think I personally would say if I knew it was going to be 6 weeks or longer.0
