Charges for filling holes?

    Did you have the permission from the LL to make the holes?
    If so at the time did they mention how the wall/walls had to be left after you moved out.

    In my mind if you have put holes without permission then you should accept the associated costs of making good the holes.

    We have just had our walls professionally plastered and painted and there is one wall which we cannot allow picture holes as gas and water pipes run behind it...so as the LL if we found that someone had not taken notice of our "no nails " request then its only fair the walls should be filled professionally

    In our area I believe that the cost per day for a trades person to fill and paint would be in the region of £175
    frugal October...£41.82 of £40 food shopping spend for the 2 of us!

    It is normal for landlords to request that the property is returned to it's original condition (allowing for normal wear and tear), when a tenant moves out.

    I have recently decorated my living room. But when I move out I will ask the LL if he likes what I have done, and wants me to leave it. Or if he wants me to change it back to magnolia.

    You are entitled to request a copy of the quote to rectify it.

    The LL is not allowed to use your deposit as some sort of policy to update his walls.

    If he is getting a tradesman in to do the work, he can only charge you to put the holes right and not the cost to re-paint the whole wall.

    If you don't agree with the cost, say you are not paying that much and dispute it through the protected deposit scheme (as long as it is in one). You can make an offer to the landlord of what you think would be reasonable and if he declines it that's up to him.

    Just make sure every communication is in writing so you have the proof you offered an amount.

    And remember - The onus of proof, lies with the landlord. Not you. So if he wants to claim £250, then he will need to prove to the deposit service this is what it cost to put right the holes only. He cannot make you pay to re-decorate the rest of the walls.

    So, as he wants you to pay £250 and you feel the holes are only 10% of this value and the rest is redecoration then offer him £25.

    Why you wouldn't do it yourself when you moved out anyway is beyond me.

    I don't entirely agree with all of this post.

    I agree that the LL is not entitled to 'betterment'. However, if a wall is in decent universal condition at the start of the tenancy, then the LL is entitled to have it put back to the same universal condition (less fair wear and tear) at the end. Simply doing a patch job over individual holes does not leave the wall in the same universal condition.

    You don't know if the LL is trying to redecorate the whole wall. In fact the holes could be in several walls.

    A price of £250 is reasonable to make good 20 or so holes. In fact if they were trying to redecorate several whole walls, then the quote may be considerably more.
