Building Survey for Apartment

Hi everyone,

We just made an offer on a 2 bed apartment in London.
Offer has been accepted.
The building is in a large apartment complex.
Top Floor.
The building is quite modern - not a new build though.

My question is should we go for a building survey or home buyers report?

From what I've read, we could achieve similar results with a home buyers report. As the building is definitely not old or dilapidated, I am under the impression that we're not in need of a building survey.
I also understand that a home buyers report will actually give a valuation,whereas a building survey may not unless requested?

We're not opposed to getting a building survey but can do with saving the money if a home buyers report would suffice.

Opinions, personal experience and any other relevant tips or advice are most welcome.

    To some extent it dependson the building: age, general condition, whether it seems freeholder/management company has clearly been maintaining or ignoring it.

    But frankly a survey is likely to focuson the flat. The surveyor will likely not get access to the roof, or the basement, so will be unable to comment on their condition. (you could try to negotiate access in advance for him - good luck with that!)

    As G_M says, it's unlikely they'll be able to gain access to the whole building (other flats, etc), so would probably refuse to do a full structural survey. Not very common to have them done in flats.
