House buying advice desperately needed

I have posted a couple of threads on here tonight but feel I need to bring it together into one thread for some advice.
We are buying a house where there have been at least 2 failed sales. Before proceeding, we knew that at least one sale had fallen through due to the vendors backing out and we thought that was the issue here. However, going through the process, we have discovered:
- loft conversion without building regs - a regularisation certificate has now been obtained though
- open plan conservatory - no building regs and we like the open plan feel so having doors fitted is not a solution (although that could be done if necessary)
- internal upstairs wall removed. We think it is a partition wall but not sure and this is being queried
I am getting the jitters though and clearly there is a pattern here of doing work without approvals! I get the jitters about any house so I could really do with buying a house without issues. The problem is that we have had a few failed house purchases ourselves and my family is set on this house. I just don't know what to do - if we make a mistake, it will financially ruin us (as any house purchase would do to most people).
We had a Homebuyers report done which didn't identify any major issues (apart from checking the correct approvals were obtained).
Am I worrying unnecessarily? What would you do?

1. Talk to your solicitor, raise your concerns and get their advice (they should have experience as they do this all day, every day). Make sure you follow up in writing/email.
2. Your solicitor will probably raise it, but for your own peace of mind you'll probably want to get a structural survey done. The cost isn't refundable if the purchase doesn't go through, but it should give you a lot more detail than the standard valuation survey in the home report.0 -

That is why I posted again with what I felt were the full facts rather than having various threads. Sorry, I thought I was doing the right thing and might produce some advice!0
