How to get out?

We've just moved in to a flat on a 12 month contract and are not happy with how things have turned out...without going into specifics just in case, things that were said will be done before the tenancy began were not done, are in progress etc and no completion day in sight. These are such that they are hindering us from unpacking completely and enjoying the property in piece.
Is there anyway we can move out before ie ASAP without penalties?
If someone has specific advice I can pm more details

the short/easiest answer is no.
You have various options:
1) write to the landlord at the address for serving notice pointing out all the issues and asking him to resolve them.
2) do you have it in writing from the landord any issues that would be fixed? or from anyone?
3) if the issues are serious then you can contact environmental health at the council - if they are hazardous to health, relate to sanitation etc.
4) do you have a break clause in your contract at all? other people who may assist are the firebrigade, police or gas safe person depending on the nature of the problem.
5) is your deposit protected - this may give you room for negotiation if not.
6) obviously if you kick up a big enough fuss and generate a paper trail the landlord may decide to release from your tenancy subject to certain conditions (of their choosing). Normally this would include paying for advertising for new tenants of the landlords choosing and you would be liable for rent up until new tenants are found.
I hope you can get some answers. If you give a little more detail about the issues people may be able to advise you better.

Did you get these promises in writing? If not, you're pretty much committee to the 12 month contract I'm afraid.

Tenancy began on the 24th of June.
Amongst other things in writing he signed (some of them he did deliver))that he will put up curtain poles by the 24th which he hasn't. So basically they are currently on drawing pins, I could put them up myself but I don't want to as I don't want to be held liable for holes in the wall. He said he will do it.
Things he didn't unfortunately sign for is for instance (which made us take the flat among other things) is that he will fence off the garden for our flat with private gate to be used by us and only one other flat, currently it is a huge garden shared. Still hasn't been done. He needs to gravel the floor and until then we cannot put up an outside storage box which is preventing us to unpack some of our things and we can't store our bikes outside as it is unsecured. We already had a water leak under the bath. CH boiler broke down and we still haven't heard when it will be fixed. lots of little things basically that add up to an annoyance.
Contract states deposit will be protected within 14 days but have not received anything yet.
We have not had an inventory yet, this was promised a week ago at least

your remedy here is to put them up yourself and use the LL's non action as defence to any potential damage claim0 -

No, I don't think that. I said amongst other things, there are other things. We have a small baby and it is important to us that we have curtains. I hope you can appreciate that.
Another thing , we still haven't seen the gas safety certificate, I have asked numerous times. There are lots of them - I have a list at home but cant remember them all
I have texted, written and spoken to him as they are around doing the garden (very slowly) but he has not replied to anything.
We really want to be good tenants and have lived at previous properties for years but to be frank I find it very unprofessional and rude not to reply to your tenants questions and concerns.0 -
Stick the curtain poles up yourself. If you've not had an inventory then there is no evidence as to the state of the property in any case, and as already said the landlord had agreed to do it and you've done it because of his inaction. I'd push harder on the gas safety certificate as this is important stuff, and he is potentially in trouble if its not been done.
But ultimately, negotiation and persistence is the way forward. Keep writing and keep chasing.0 -

Most important of those things appear to be the leak but mainly the central heating/lack of gas safety certificate.
Get everything in writing and keep chasing him. I believe you can report him if he fails to get the gas safety certificate. In the meantime I'd get a carbon monoxide detector just to be on the safe side.
Regarding the deposit, you used to be able to sue for up to 3 x the deposit for non protection - not too sure if this is the case now, one of the others will know more.
He sounds awful (and unlikely to improve to be honest)but you have little recourse sadly.
